<br />THIS DEED OF TRUST is dated January 12, 2017, among Franklin W Thompson and Cora B
<br />Thompson, Husband and Wife ("Trustor"); Exchange Bank, whose address is GI - Allen Drive
<br />Branch, 1204 Allen Dr, PO Box 5793, Grand Island, NE 68802 (referred to below sometimes
<br />as "Lender" and sometimes as "Beneficiary "); and Exchange Bank, whose address is POB 760,
<br />Gibbon, NE 68840 (referred to below as "Trustee ").
<br />CONVEYANCE AND GRANT. For valuable consideration, Trustor conveys to Trustee in trust, WITH POWER OF SALE,
<br />for the benefit of Lender as Beneficiary, all of Trustor's right, title, and interest in and to the following described real
<br />property, together with all existing or subsequently erected or affixed buildings, improvements and fixtures; all
<br />easements, rights of way, and appurtenances; all water, water rights and ditch rights (including stock in utilities with
<br />ditch or irrigation rights); and all other rights, royalties, and profits relating to the real property, including without
<br />limitation all minerals, oil, gas, geothermal and similar matters, (the "Real Property ") located in Hall County,
<br />State of Nebraska:
<br />Parcel A: Lot Eleven (11), Block One (1), Lakeview, an Addition to the City of Grand Island,
<br />Hall County, Nebraska (204 -206 E Ashton)
<br />Parcel B: Lot Four (4), Block Thirteen (13), Packer and Barr's Addition to the City of Grand
<br />Island, Hall County, Nebraska (318 -320 N Darr)
<br />Parcel C: Lot Two (2), in Block Twenty -six (26), in Russel Wheeler's Addition in the City of
<br />Grand Island, Hall County, Nebraska (207 W 11th)
<br />Parcel D: Part of Lot Five (5), Block One (1), Windolph's Addition to the City of Grand
<br />Island, Hall County, Nebraska, more particularly described as follows: Commencing at a
<br />point Twenty -seven and Two Tenths (27.2) feet South and Eight and Five Tenths (8.5) feet
<br />West of the Northeast corner of said Lot Five (5); thence running Northerly parallel with the
<br />Easterly lot line of said Lot Five (5), a distance of Twenty -seven and Two Tenths (27.2)
<br />feet; thence turning and running Westerly along and upon the Northerly lot line of said Lot

<br />(48.6) feet to a point; thence turning at an angle and running Northeasterly, a distance of

<br />Parcel E: Lot Ten (10), Roush's Pleasantville Terrace Subdivision, in the City of Grand
<br />Island, Hall County, Nebraska (210 Brookline Dr)
<br />The Real Property or its address is commonly known as 204 -206 E Ashton, 318 -320 N Darr,
<br />207 W 11th, 413 -416 S Washington, 210 Brookline Dr, Grand Island, NE 68801.
<br />CROSS- COLLATERALIZATION. In addition to the Note, this Deed of Trust secures all obligations, debts and liabilities,
<br />plus interest thereon, of either Trustor or Borrower to Lender, or any one or more of them, as well as all claims by
<br />Lender against Borrower and Trustor or any one or more of them, whether now existing or hereafter arising, whether
<br />related or unrelated to the purpose of the Note, whether voluntary or otherwise, whether due or not due, direct or
<br />indirect, determined or undetermined, absolute or contingent, liquidated or unliquidated, whether Borrower or Trustor
<br />may be liable individually or jointly with others, whether obligated as guarantor, surety, accommodation party or
<br />otherwise, and whether recovery upon such amounts may be or hereafter may become barred by any statute of
<br />limitations, and whether the obligation to repay such amounts may be or hereafter may become otherwise
<br />unenforceable.
<br />FUTURE ADVANCES. In addition to the Note, this Deed of Trust secures all future advances made by Lender to
<br />Borrower or Trustor whether or not the advances are made pursuant to a commitment. Specifically, without limitation,
