<br />authority to sell and convey said premises and that said premises
<br />are free and clear of liens and encumbrances, except for a first
<br />mortgage lien to Equitable Building and Loan Association, of Grand
<br />Island, Nebraska, and further, that TRUSTORS will warrant and
