<br /> 27. Hazardous 5ubstances.As used in�his Sec#i�n 21: �a}"Hazardous 5ubstances"are those
<br /> suhstances defined as#oxi�ar ha�ardous substances, pvllutants, or wastes by En►rironmenta! Law
<br /> and the foi�owing substances:gasvline,kerosene,other f�ammable or#oxic petroleum produc#s,toxi�
<br /> pesticides and herbicides,voiatile sol►►ents,materials containing asbest�s orforma�dehyde,and�adioacti�e
<br /> materials;�b}"En�ironmentai Law"means federai laws and[aws vfi the jurisdiction where the Praperty
<br /> is lo�ted that relate to health,safiety or enrrironmen#al protection;(c�"En�irvnmen#aI Cleanup"inc�udes
<br /> any response action,remedia�ac#ion,vr removal actian,as defined in Environmen#al Law;and[d)an
<br /> "Environmen#al Cvnd�t�on" means a condition that can cause, cantribute tv, or otherwise#rigger an
<br /> Environmen#al CIeanup.
<br /> Borrower shal!no#cause or permit the presence,use,dispasal,storage,or release�t any Hazardous
<br /> 5ubstances,or threa#en#o release any Hazardous 5ubs#ances,on or in the Property. Bo�rower shail
<br /> no# da, nor a11ow anyvne e�se to do, anythin� aifecting #he Prvperty [a} that is in violation af any
<br /> Environmental Law, �b}which c�eates an En�ironmental Condi#ion,or�c}which,due tv#he presence,
<br /> use,or release of a Hazardous Substance,c�eates a condi#ion that ad�ersely afFects the�alue ot the
<br /> Prvperty.The preceding tw8 sentences sha��not app�y tv the presence,use,or storage on the Property
<br /> of small quantities of Hazardous Substances that are generally recognized to be appropriate t�normaE
<br /> r�sidential uses and to maintenance of the Property�inciuding,but no#�imited�o,hazardous substances
<br /> in consumer prvducts}.
<br /> Borrower shall promptiy gi�e Lender written nvtice of�a}any in►►estigation,claim,demand,�awsuit
<br /> or v#her action by any governmental or regu�atory agency or pri�ate party in�olving the Praperty and
<br /> any Hazardous 5ubstance or Environmental Law of which Borrower has ac�ua� knowledge, �b} any
<br /> Envirvnmental Conditian,including but nat limited tv,any sp����ng,Ieaking,discharge,release or threat
<br /> of release vf any Hazardous Substance,and��}any c�ndition�aused hy the presence,use or release
<br /> of a Hazardaus Suhstance which adverseiy afife�ts the�alue vf the Property.If Bvrrower leams,or is
<br /> notified by any go�emmentai vr regulatory authority, or any private party,that any remova!or other
<br /> remediafion of any Hazardous 5ubstance afFec#ing the Properh►is necessary,gorrawer shall promptiy
<br /> take all necessary remedia!actions in accordance with En�ironmental Law.IVathing herein sha��create
<br /> any vbiigation on Lender fo�an En�ironmental C�eanup.
<br /> 1VON�UNIF�RM CaVENANTS.Borrower and Lender further covenant and ag�ee as fa!lows:
<br /> 22. Acceleration; Remedies. Lender shal� gi�e notice tv Borrower privr to accelerat�vn
<br /> following Barrawrer's hreach of any coWenant vr agreement�n this 5ecurity Instrument�but no�
<br /> priar ta accete�ation under Sect'rvn 78 unless Applrcable Law prvv�des otherwise�.The notice
<br /> shall specify:�a}the de�autt;{hj the action required to cure the default;��}a date,nat�ess than
<br /> 30 days frvm the date the nat�ce rs gi►ren tv Bvrrvwer� by�ruhich the defau[t must be cured;
<br /> and�dj thaf fai[ure fo cure the default on or before the date specifled�n the notice may result
<br /> in acceleration of the sums secured hy this Security lnstrument and sale o�the Property.The
