<br />UTILITY EASEMENT
<br />THE GUARANTEE GROUP, L.L.C., a Nebraska Limited Liability Company, herein called
<br />Grantor, in consideration of the sum of One Dollar ($1.00), receipt of which is hereby
<br />acknowledged, hereby grants and conveys unto the
<br />CITY OF GRAND ISLAND, NEBRASKA,
<br />a municipal corporation in Hall County, Nebraska, herein called Grantee, a permanent and
<br />perpetual easement and right -of -way to survey, construct, inspect, maintain, repair, replace,
<br />relocate, extend, remove, and operate thereon, public utilities and appurtenances connected
<br />therewith, in, upon, above, along, over, across, underneath, and through a part of Outlot 'A',
<br />Copper Creek Eighth Subdivision, in the City of Grand Island, Hall County, Nebraska. The
<br />easement and right -of -way tract being more particularly described as follows:
<br />Beginning at the northwest corner of Outlot 'A, Grand Island, Hall County,
<br />Nebraska; thence running easterly on the north line of said Outlot 'A', on an
<br />assumed bearing of S89 °10'14:E, a distance of three hundred forty six and fifty
<br />three hundredths (346.53) feet, to the northeasterly corner of said Outlot 'A';
<br />thence running S00 °12'04 "E, a distance of thirty nine and nineteen hundredths
<br />(39.19) feet; thence running S26 °44'25 "W, a distance of twenty six and fifteen
<br />hundredths (26.15) feet; thence running N89 °10'14 "W, a distance of twenty two
<br />and twenty four hundredths (22.24) feet; thence running N26 °44'17 "W, a
<br />distance of thirty one and eight hundredths (31.08) feet; thence running
<br />N00 °12'04 "W, a distance of fourteen and seventy five hundredths (14.75) feet;
