<br /> inspections and �ests, at Trustar's expense, as Lender may deem apprvpria�e ta determine compfiance o� the
<br /> Property wi�h this sectivn v� the Deed �f Trus�. Any inspections or �ests made �y Lende� shali be �vr Lende�'s
<br /> purpases vnly and sha!{ nv�be construe� to create any respansibifi�y or �Eability on th� part of Lender to Trustor or
<br /> to any other person. The repres�ntafiions and warranties �ontained here�n are I�ased on Trustflr"s due diiigence in

<br /> Removal o�lmpro�ements. Trustar sha�f nv#dem��ish or remo��any lmpra�ements#ram the Real Property withaut
<br /> Lender's privr written cvnsent. As a cvndi�ivn to�he remv�al vf any �mpro�ements, Lsnder may require Trustor to
<br /> make arrangemen�s satisfact�ry to Lender �a replac� such Impro�emen�s wi�h lmpra�emen�s of at least �qua�
<br /> �alue.
<br /> Lsndsr's Right t� Enter. Lender and Lender's agents and representatf�es may �nter upon the Rea� Property at a��
<br /> reasanab�e times ta a�tend to Lender's interests and to inspec� the Real Property far purposes vf Trustor's
<br /> comp�iance with the#erms and conditions vf this Deed of Trust.
<br /> CompliancQ w�th GQ�ernmenta� Requ�rsments. Trustor sha�� prvrnp�ly compfy with all iaws, ordinances, and
<br /> r�gula#ions, nflw or hereafter in effect, ❑f aff gn�e�nmental authvrities applicable to the use nr accupancy o� �the
<br /> Property. Trustar may cantest in govd faith any such Iaw, ardinance, or regulativn and v+rithhold cvmp[:ance during
<br /> any proceeding. inc�uding appropr�a#e appeals, sa �ong as Trust�r has no�if�ed Lender �n writing prior �to dving so
<br /> and sa l�ng as, in Lender`s s�le opinivn, Lender's in#erests in the Praperty are not jeopa�dized. Lender may require
<br /> Trustor ta post adequate securi�y o�a surety b�nd, reason�bly sat�sfactory#v Lender.to pratect Lender's interes�.
<br /> Duty to Prvte�#. Trus�vr agrees neither to abandon or �ea�e unattended the Property. Trus�or sha[I do all o�her
<br /> acts, in addition�o thase ac�s set�orth ab��e in this secti�n, which from the character and use o�the Praperty are
<br /> reasonably necessary�tv pr�tect and preser�e th� Prvperty.
<br /> ❑UE�N SALE�CflNSENT BY LENDER. Lender may, at Lende�'s aptivn, declare immediateFy due and payabfe ali sums
<br /> secured by this Ueed of Trust upon the sale or�transfer, with�ut Lender's privr written Cansent, of aii o�any part o�the
<br /> Rea� Property, ar any �nterest in the Real Pr�perty. A "sale or transfer" means the cvn��yance�� Real Propsrty or any
<br /> right, tixle or interest �n �he Real Prop�rty; whether legal. bene�icial or equ�table; wh��her �oluntary vr �n�oluntary;

<br /> Payment. Trustor shall pay when due �and �n a�l e�ents prior to delinquency� a�C taxes� special taxes, assessments.
<br /> charges {inGfuding wa�er and s�wery, fin�s and impositions �e��ed aga�nst or�n acGaunt ❑f�he Property, and shall
<br /> pay when due afl claims #o�work done on or far ser�ices rendered or material �Furn�shed tv the Proper�y. Trustor
<br /> shall main�ain the Property�Free a�a�! liens ha��ng privri�y�Wer Qr equal to the interest of Lender under this []eed v#
<br /> Trust, except �or the lien o�F �axes and assessments nat due, except far the Existing lndel��edness reterred to
<br /> b��ow, and ex��pt as otherwise pro�ided in this De�d o�Trust.
<br /> R�ght#v Cvntss�. Trustvr may withhold payment of any fiax, assessment, ❑r claim in cvnnection with a goad #aith
<br /> dispute o�er the obligation ta pay, sa long as Lender's in�srest in the Property is not jeopardized. I�a iien ar'rses ❑r
<br /> is �iled as a resu[# ofi nanpayment, Trustor shaf� within fifteen t 1�� days a�ter the fien aris�s or, i� a lien is ��led,

<br /> resu�t o�a foreclosu�-e or saf�under the l�en. 1n any contest,Trustor sha��defend itseff and Lend�r and shafl satis#y
<br /> any ad�erse�udgment�efo�e enfvrcement agains�the Praperty. Trus#or shall name Lender as an additianal obfigee
<br /> under any su�ety bond�urnished in the con��st prvc�edings.
<br /> EWidence af Payment. Trus��r shall upon demand fu�n�sh t❑ Lende�sa�is#actory e�idence o� paymen�o�F�he taxes
<br /> ❑r assessments and shall authvrize �he appr�priat� go�ernmental v�#icia�to deli�er to Lender at any time a written
<br /> statement ofi the taxes and assessments against the Prvpe�ty.
<br /> No�ice ofi Cons�rucfi�on. Trust�r shail notifiy Lender at feast fifteen 4�5� days be�vre any wark is commenced, any
<br /> ser�ices are furnished, ar any mate�ials are supplied to the Proper�y, if any mechanic's Iien, materialmen's lien, or
<br /> other lien could be asserted on account o# the wark, ser�ices, or materials and the cost exceeds $'1,0�4.�4.
<br /> Trustor will upan request �f Lender #urnish to Lender ad�ance assurances sa�isfa�tory to Lender�ha� Trusto� can
<br /> and wil! pay the cost of such impro�ements.
<br /> PRC�PERTY DANlAGE INSURANCE. The fallaw€ng pro�isinns relating to insur�ng the Proper�y are a part of this Deed of
