<br /> 2�1. HazardousSubstances.As used in this S�ction��; �a� "Haza�c�ou.s �5��.�tar�ee.s"are those substances
<br /> defined as toxic or hazard�us substa.nces,po�luta.nts,or wastes by En.�ironmen�.l Law and the following
<br /> substances: gasol�ne,kerosene,other flamrnable or toxic petroleum products, toxic pesticides and herb�cides,
<br /> �olatile solvents, materials containing asbestos or formaldehyde, and radioactxve rriat�rials; (b)
<br /> „Er�viro�nzental Law"means federallaws and laws of the jurisdiction where the Property is located that
<br /> relate to heal�h, safety or environmenta.l protection; (c} "��viror�me�tal Clea�up"inciudes any response
<br /> action, remed�a�actior�, or removal action, as defined in Environmenta�Lavv; and(d}an "E�ui�or�rnental
<br /> Co��itio�"means a condi�ion that can cause, contribute to, or other�uise trigger an En��ranmental Cleanup.
<br /> Borrower shall nat cause or permit the presenc�,use,disposal, st�rage,or release of any Ha�ardous
<br /> Substances,or threaten to retease any Hazardous Substa.nces,on or in the Froperty. Borrawer sha11 not do,
<br /> nor allow anyone else to do, anything affect�ng the Property(a}that is in�xolation of any Environmental
<br /> Law, (b)which creates an Env�ranmental Conditian, ar(c}which,due to the pres�nce,use, �r release of a
<br /> Hazardous Substance,creates a condition that adv�rse�y affects the�a1ue of the Property. The preceding two
<br /> sentences shall not apply t�the presence,use,or storage on the Prop�rty of sma11 quantities af Hazardous
<br /> Substa.nces that are generally recognized to be appropriate to normal residential uses and to maintenance of
<br /> the PrQperty�including,but not limited to, hazardou�substances in cansumer products).
<br /> Borrower shall prornptly gi�e Lender�vri�ten notice of ta�any in�est��ation, c�aim,demand, lawsuit or other
<br /> action by any ga�ernmenta�or regulat�ry agency�r private party invol�ing the Praperty and any Hazardous
<br /> Substa.nce or En�ironmenta�Law of which Borrower has actual�nowledge, (�}any Environmental
<br /> CQI1C11�1411, including but not limited�a, any spil�ing, leaking,discharge,rel�ase or threat of release of any
<br /> Hazardous Substa.nce,and�c}any condition caused by the presence,use or release of a Ha2ardous Subs�ance
<br /> �uhich adversely affects the value of the Property. If Barrawer learns, ar is notified by any go�ernmental ar
<br /> regulatory authority,or any private party,that any removal or other remedia�ion of any Hazardous Substa.nce
<br /> affecting the Property is riecessary,Borrower sha�l promptly take a�l necessar�remedial actions in
<br /> accordance with Environmental Law.Nothing herein sha�l create any ob�igation on Lender for an
<br /> Environmenta.l Cl�anup.
<br /> Non-Uniform Cvvenants.Borro�ver and Lender co�enant and agree as fa�totivs:
<br /> 2�. Acceleration;Remedies.L�nder shall gi�e notice ta B�rrawer pr�or tQ �cceleration fallawing
<br /> Borrov�er's breach of any��venant or agreement in this Security Instrument�but not prior t�
<br /> ac�eleration under Section 18 unless Applicable L,aw pra�ides atherwise}.The notice shal�specify: �a}
<br /> the default; �b}the action required to cure the defaul�; �c} a date,no��ess than 3U days fr�m the date
<br /> the notice is given ta B�rrower,by which the default must be cured; and�d}that failure t�cure the
<br /> defau�t on or before the date specified in�he notice may result in acceleration of the sums secured b�
<br /> this Security Instrument and sale of the Propert�.The natice shail further inform Borrovver nf the
