<br />KNOW ALL MEN BY THESE PRESENTS THAT, Melvin Legg and Patricia Legg, husband and
<br />wife, Grantor, whether one or more, in consideration of One Dollar and other valuable consideration,
<br />receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto
<br />Michael L. Kottwitz and Tammy S. Kottwitz, husband and wife, as joint tenants with right of
<br />survivorship, and not as tenants in common, conveys to Grantee the following described real property in

<br />Beginning at the northeast corner of said Lot Twelve (12); thence running southerly on the easterly line of
<br />said Lots Twelve (12) and Thirteen (13), on an assumed bearing of S00 ° 09'33 "E, a distance of One Hundred
<br />Fifty Eight (158.00) feet, to a point on the easterly line of said Lot Thirteen (13); thence running N79 °49'59"
<br />W, a distance of One Hundred Forty Two and Six Hundredths (142.06) feet, to the intersection of the
<br />southerly line of said Lot Twelve (12) and the easterly right of way line of First Street and to a point on a
<br />curve, thence running northeasterly on the arc of a curve to the right who radius is One Hundred Twenty
<br />One and Twenty Three Hundredths (121.23) feet, the long chord of which bears N39 °46'51 "E, a long chord
<br />distance of Eighteen and Ninety Four Hundredths (18.94) feet, to a point of tangency; thence running
<br />N46 °43'29 "E, a distance of One Hundred Thirty Three (133.00) feet, to a point of curvature; thence running
<br />northwesterly on the arc of a curve to the left whose radius is Two Hundred Thirty One and Eighty Seven
<br />Hundredths (231.87) feet, the long chord of which bears N43 °34'56 "E, a long chord distance of Thirty Seven
<br />and Fifty Nine Hundredths (37.59) feet, to a point on the north line of said Lot Twelve (12); thence running
<br />S89 °33'31 "E, on the north line of said Lot Twelve (12), a distance of Four and Fifty Three Hundredths (4.53)
<br />feet, to the point of beginning.

<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the
<br />survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and
<br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from
<br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special
<br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right
<br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said
<br />premises against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire
<br />fee simple title to the real estate shall vest in the surviving grantee.
