<br />You are hereby notified that Elio A. Zepeda and Deborah I. Zepeda, as husband and wife, as Trustors,
<br />did on or about November 26, 1997, make, execute and deliver unto Commercial Federal Bank, a Federal
<br />Savings Bank, Trustee, a Deed of Trust wherein said Trustors conveyed the following- described real
<br />property:
<br />Lots Nine (9) and Ten (10), excepting the Westerly One - Hundred
<br />Seventy -Six feet (176') in Block One (1), Koehler Place, an Addition
<br />to the City of Grand Island, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustors obtained from Major Mortgage, a Wyoming
<br />Corporation, Beneficiary of said Deed of Trust which was recorded on December 1, 1997, in the office of
<br />the Register of Deeds of Hall County, Nebraska, as Instrument No. 97- 110072.
<br />On or about November 26, 1997, Major Mortgage, a Wyoming Corporation, Beneficiary, assigned
<br />all of its right, title and beneficial interest in the Deed of Trust to Commercial Federal Mortgage Corporation.
<br />The Assignment was recorded January 27, 1998, in the office of the Register of Deeds of Hall County,
<br />Nebraska, as Instrument No. 98- 100643.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for which
<br />the Trust property was conveyed as security, to -wit, that the Trustors have failed to pay the Beneficiary
<br />payments which were contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal balance,
<br />together with interest thereon, at once due and payable, and the Trustee has elected to sell or cause to be sold
<br />the real property described in said Deed of Trust to satisfy said obligation.
