Krecklow f /k/a Katherine A. <br />CO Wichman and Ryan M. Krecklow, wife and husband, Grantor, whether one or more, in consideration <br />of One Dollar and other valuable consideration, receipt of which is hereby acknowledged, does hereby <br />grant, bargain, sell, convey and confirm unto Clark W. Southwell and Patricia K. Southwell, husband <br />and wife, as joint tenants with right of survivorship, and not as tenants in common, conveys to Grantee <br />the following described real property in Hall County, NE: <br />All of Lot Thirteen (13) and part of Lot Fourteen (14) in the Re- Subdivision of Block Four (4), Second <br />Addition to Holcomb's Highway Homes Subdivision, in the City of Grand Island, Hall County, Nebraska, that <br />part of said Lot 14, being more particularly described as follows: Beginning at the iron stake which marks the <br />common corner of Cochin Street of Lots 13 and 14, thence in a Southwesterly direction along the common <br />line between said lots to a stake which marks the common corner of Lots 13,14,16, 2, and 3; thence in a <br />Northeasterly direction to a point which would be 95.0 feet Southwesterly along the common line between <br />said Lots 13,14, and 20 feet Northwesterly at right angles to said lot line; thence Northeasterly a distance of <br />95.0 feet on a line parallel with said common line between said Lots 13 and 14 to a point where said line <br />intersects with Cochin Street; thence Southeasterly along the curved line separating said Lot 14 and Cochin <br />Street, a distance of 20.0 feet to the Place of Beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />Dated this (n rkx , 01, aL ). <br />oL) <br />
