Meedel <br />SURVIVORSHIP WARRANTY DEED <br />( f; <br />KNOW ALL MEN BY THESE PRESENTS THAT, Edward E. Meedel and Deanna L. Meedel, <br />husband and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable <br />consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and <br />confirm unto Matthew R. Lonnemann and Kellie N. Lonnemann, husband and wife, as joint tenants <br />with right of survivorship, and not as tenants in common, conveys to Grantee the following described real <br />property in Hall County, NE: <br />The Westerly Forty (40) Feet of Lot "C" and the Easterly Twenty (20) Feet of Lot "B ", all in Elm Place <br />Addition to the City of Grand Island, Nebraska, and a part of Lot Eight (8) of the County Subdivision of the <br />SE1 /4SW1 /4 of Section Sixteen 16, in Township 11 North, Range 9 West of the 6th P.M., Hall County, <br />Nebraska, said tracts being more particularly described as follows, to -wit: Commencing at a point 40 Feet <br />Westerly from the Southeast corner of said Lot "C" in said Elm Place Addition, and on the Southerly Line of <br />said Lot "C "; thence running Northerly 132 Feet on a line parallel with the Easterly line of said Lot "C "; <br />• <br />thence Westerly 60 Feet on a line parallel with the Northerly line of Division Street in said City; thence <br />Southerly 132 Feet on a line parallel with the Easterly line of said Lot "C" to the Northerly line of said <br />CO Division Street; thence Easterly 60 Feet along the Northerly line of Division Street to the place of beginning. <br />And the Westerly Twenty (20) Feet of the East Half (E1 /2) of Lot "C ", Elm Place Addition to the City of <br />Grand Island, Hall County, Nebraska. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />Dated this Dc+ S ( / c)- 01 & <br />CD <br />CJ) <br />CD <br />C7) <br />(D <br />CJ1 <br />
