<br /> 2'I. H a�a rd ous S u bsta n ces. As used in th i s Section�1: (a� "Hazardous Substances" are those
<br /> su�sta.nces def ned as toxic or hazardaus substances,pollutants,or wastes by En�iranmenta�Law and
<br /> the following substances:gas�line,kerosene,other flammable or toxic petroleum products,to�ic pesticides
<br /> and her�icides,volatile solvents,materials conta.ining asbestos or forma�dehyde,and radiaacti�e materials;
<br /> �b} "En�ironmental Law"means federal laws and laws of th�jurisdiction where the Prvperty is lacated
<br /> that relate ta health, safety ar en�ironmental�rotectian; (c} "En�ironmental�leanup" includes any
<br /> response activn,remedial action, or removal action,as defined in Environmental Law; and�d)an
<br /> "Environmental Condition"means a candition that can cause,cantribute to,ar otherwise trigger an
<br /> Environmental�leanup.
<br /> Borrvwer shall not cause ar permit the presence,use,disp�sal, storage,or release of any Hazardous
<br /> Substances, or threaten to release any Hazardaus Substances,�n ar in the Property. Borrower sha11 not
<br /> do,nar allow anyone else to da,anyth�ng affecting the Property�a}that is in�iolation of any En�iranmental
<br /> Lavv,(b}which creates an En�ironmenta��onditi�n,or�c�which,due to the presence,use,or release of
<br /> a Hazardous Substance,creates a condition that ad�ersely afFects the�alue of the Property.The preceding
<br /> tvvo sentences shall not apply to the presence,use,or storage on the Property of smal�quantities�f
<br /> Ha.zardous Substances that are generaliy recognized to be appropr�ate ta normal residential uses and ta
<br /> maintenance of the Property�including,but not limited ta,hazardous substances in consumer products�.
<br /> Borrower sha11 prompt�y giv�Lender written notice of(a}any investigation,claim,demand, lawsuit or
<br /> other action by any ga��rnmental ar regulatory agency or�rivate party in�ol�ing the Pr�perty and any
<br /> Hazardous Su�stance ar En�ironmenta.l Law af which Barrov�er has actual knowledge,(b�any
<br /> En��ronmental�ondition, including but not limited t�,any s�illing, leaking,discharge,release or threat
<br /> of release of any Hazardaus Substan�e,and(c}any condition caused by the presence,use ar release of
<br /> a Hazardous Substance vvhich ad�ersely afFects the value af the Prvperty.If Barrovver learns,or is notified
<br /> hy any ga�ernmental or regulatory authority,or any pri�ate party,that any remo�ai ar other remediation
<br /> of any Hazardous Substance aff'ecting the Property is n�cessary,Borrower shall prom�tly take a�i necessary
<br /> remedia�actions in accordance with Environmental Law.Noth�ng here�n shall create any obligation vn
<br /> Lender far an En�ironmental Cleanup.
<br /> N o n-U n�fo rm C o�e na nts. Borrower and Lender further co�enant and agree as fo�lows:
<br /> ��. Acceleration; Remed ies. Lender shall giye natice to Barrower prior to a�celerat�on
<br /> following Borrnwer's breach of any co�enant or a�reement in this Security Instrument [but
<br /> not prior to accel�ration under S�ction 18 un�ess Applicable Law pro�ides otherwise}. The
<br /> natice shall specify: (a} the default; (b} the action r�equired ta cure the default; �c} a date, not
