r <br />C <br />Record and Return To: <br />Lakes (e re, LLC <br />2650 W rrenville Road, Suite 700 <br />Dow ers rove, Illinois 60515 <br />Att ntion: General Counsel (Store No. 906GIN) <br />MEMORANDUM OF LEASE <br />WITNESSETH: <br />1 <br />C) <br />THIS MEMORANDUM OF LEASE ( "Memorandum ") is made this 12th day of October, <br />2016, by and between KM GRAND ISLAND JOINT VENTURE, LLC, a Missouri limited liability <br />company ( "Landlord ") and LAKES VENTURE, LLC, a Delaware limited liability company, <br />having an address at 2650 Warrenville Road, Suite 700, Downers Grove, Illinois 60515 Attention: <br />Property Administrator (Store No. 906G1N) ( "Tenant. ") <br />1. Premises. Landlord has leased to Tenant and Tenant has leased from Landlord, pursuant <br />to that certain Shopping Center Lease dated October 12, 2016 ( "Lease ") approximately 29,620 <br />square feet of gross leasable area, with not less than 140 lineal feet of frontage (the "Premises "), as <br />more particularly shown on the site plan attached hereto as Exhibit "A" (the "Site Plan"). The <br />Premises is located at generally the southwest corner of North Diers Avenue and West 13th Street, <br />in Grand Island, Hall County, Nebraska and is located on and a part of the parcel and building <br />owned by the Landlord that is identified on the Site Plan as the "Landlord's Parcel." The Landlord's <br />Parcel is legally described on Exhibit `B" attached hereto. The Landlord's Parcel is part of the Park <br />Island Square Shopping Center (the "Shopping Center "), located in Grand Island, Hall County, <br />Nebraska. The Shopping Center is more particularly shown on the Shopping Center Site Plan <br />attached hereto as "Exhibit A-1". The Landlord's Parcel is the only portion of the Shopping Center <br />owned by Landlord. <br />2. Term. The "Main Tenn" of the Lease will commence on the earlier to occur of (i) that <br />date which is 210 days after the Delivery Date (as defined in the Lease), or (ii) the date Tenant is <br />open for business to the public on the Premises (the "Commencement Date ") and will end on the <br />last day of the month in which the 10th anniversary of the Commencement Date occurs. <br />3. Option Periods. Tenant, at Tenant's option, may extend the Main Tenn of the Lease <br />for 4 consecutive options of 5 years each. <br />
