<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed December
<br />26, 2013 by NELSON A MONTOYA LOPEZ and SINIA Y MONTOYA, husband and wife, Trustors, in
<br />which MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for
<br />CHARTERWEST NATIONAL BANK, its successors and assigns was named as Beneficiary and U.S.
<br />BANK TRUST COMPANY, NATIONAL ASSOCIATION as Trustee, and which was filed for record on
<br />December 26, 2013, as Instrument No. 201309992 in the office of the Register of Deeds for Hall County,
<br />Nebraska. Said Deed of Trust was assigned by the original Beneficiary, MORTGAGE ELECTRONIC
<br />REGISTRATION SYSTEMS, INC., as nominee for CHARTERWEST NATIONAL BANK, its
<br />successors and assigns to U.S. BANK NATIONAL ASSOCIATION by virtue of an Assignment dated
<br />October 2, 2015 and filed for record on October 13, 2015, as Instrument No. 201507004 in the office of the
<br />Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by
<br />virtue of a Substitution of Trustee filed as in the office of the Register of Deeds of Hall County, Nebraska.
<br />Said Deed of Trust conveys property legally described as follows:
<br />LOT NINETY -NINE (99) IN BUENAVISTA SUBDIVISION, AN ADDITION TO THE
<br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non - payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustors are hereby liable to the Successor
<br />Trustee, GREGORY L. GALLES, for all fees and costs associated with this default and recoverable pursuant
<br />to Nebraska statute §76 -1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust
<br />property to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as�provided i §76 -1012.
