<br />You are hereby notified that Jesus Romero and Silvia Romero, as husband and wife, as Trustors, did
<br />on or about July 31, 1996, make, execute and deliver unto Commercial Federal Bank, a Federal Savings
<br />Bank, Trustee, a Deed of Trust wherein said Trustors conveyed the following- described real property:
<br />The Southerly Forty -Seven (47) feet of fractional Lot One (1),
<br />fractional Block One - Hundred Forty (140), Union Pacific Railway
<br />Company's Second Addition to the City of Grand Island, Hall
<br />County, Nebraska, and it's complement; The Southerly Forty -Seven
<br />(47) feet of fractional Lot One (1), Fractional Block Thirteen (13),
<br />Russel Wheeler's Addition to the City of Grand Island, Hall County,
<br />Nebraska
<br />as security for repayment of a loan which the Trustors obtained from Home Federal Savings and Loan
<br />Association of Grand Island, Beneficiary of said Deed of Trust which was recorded on July 31, 1996, in the
<br />office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 96- 105899.
<br />On or about July 31, 1996, Home Federal Savings and Loan Association of Grand Island, Beneficiary,
<br />assigned all of its right, title and beneficial interest in the Deed of Trust to Commercial Federal Mortgage
<br />Corporation. The Assignment was recorded July 31, 1996, in the office of the Register of Deeds of Hall
<br />County, Nebraska, as Instrument No. 96- 105900.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for which
<br />the Trust property was conveyed as security, to -wit, that the Trustors have failed to pay the Beneficiary
<br />payments which were contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal balance,
<br />together with interest thereon, at once due and payable, and the Trustee has elected to sell or cause to be sold
<br />the real property described in said Deed of Trust to satisfy said obligation.
