A. INGI�ESS,EGRESS AND DRIVEWAY EASEMENTS. <br /> 1. �reation af Easement. TS 12 and TS 1� PHASE II, hereby �reate, �rant and <br /> estab�ish non-exclusi�e easements o��er and across the existin� dri�eways and any additional <br /> driveways created in the future,as such dri�eways may be lacated from time to time,on I'arcel 1 <br /> far the benefit of Parcel 2 and an Parcel 2 for the benefit of Parce� 1 for use hy the Users for <br /> ix�gr�ss,e�ress and driveway purposes only�"Access Easement"}. The Access Easement granted <br /> herein shall be used by the llsers in a�cordan�e with all existing cavenants, restrictions, <br /> reser�ations, zoning laws, and other c�ty, county, state and federal rules, laws, statutes and <br /> re�ulations(colle�ti��ely,"Regulations"). Nor1e o�'the Users shall obstruct,block or restrict the <br /> use or enjoyment af the Access Ea�ement by any of the other Users. <br /> 2. Dura�ian. The duration af the Access Easement created hereunder shall be <br /> perpetual. <br /> 3. Maintenance and Re air af the Access Easement Area. The fee owner of <br /> Parc�l 1 shall jointly maintain, replace, repair, rebuild, clean, remo�e snow and seal caat <br /> �callectively "Maintenance Costs")the Access Easement with the f�e owner of Parcel 2.
