201607127 <br />and fifteen hundredths (275.15) feet; thence S01 °00'40 "E, a distance of <br />eighty and twelve hundredths (80.12) feet to a point on the northerly line of <br />Stuhr Museum Subdivision said point being the centerline of an existing <br />easement described in Miscellaneous Book 28, Page 378, recorded in the <br />Register of Deeds Office, Hall County, Nebraska; thence continuing <br />S01 °00'40 "E, a distance of four hundred seventy three (473.0) feet; thence <br />S05 °53'27"W, along the centerline line of an existing sixteen (16.0) foot <br />easement as platted on said Stuhr Museum Subdivision, a distance of forty <br />three and forty nine hundredths (43.49) feet; thence continuing along the <br />centerline of said platted easement S00 °49'52"W, a distance of seventy <br />seven and thirty seven hundredths (77.37) feet; thence continuing along the <br />centerline of said platted easement S06 °33'55 "W, a distance of five hundred <br />seventy three and ninety three hundredths (573.93) feet; thence continuing <br />along the centerline of said platted easement S05 °11'55 "W, a distance of five <br />hundred five and forty four hundredths (505.44) feet; thence continuing along <br />the centerline of said platted easement S87 °28'48 "W, a distance of six and <br />eighty four hundredths (6.84) feet; thence continuing along the centerline of <br />said platted easement S03 °30'11' W, a distance of fifty three and ninety eight <br />hundredths (53.98) feet; thence continuing along the centerline of said <br />platted easement S85 °39'01'W, a distance of three hundred fifty seven and <br />nineteen hundredths (357.19) feet to the Actual Point of Beginning; thence <br />S15 °15'09 "W, a distance of three hundred eighteen (318.0) feet to a point of <br />termination. <br />The side lines of the above - described easement and right -of -way tract being <br />extended or trimmed to form intersections, and containing a total of 0.15 <br />acres, more or less, as shown on the plat dated 9/9/2016, marked Exhibit <br />"A ", attached hereto and incorporated herein by reference, <br />together with the following rights: <br />Grantee shall have unrestricted ingress and egress to the above - described <br />easement and right -of -way for any purpose necessary for the surveying, construction, <br />inspection, maintenance, repair, replacement, relocation, extension, removal, and <br />operation of such public utilities and appurtenances. Such rights of ingress and egress <br />shall be exercised in a reasonable manner. <br />Grantee shall have the right to excavate and refill ditches and trenches <br />necessary for such public utilities and appurtenances; to remove, clear, and keep clear, <br />trees, bushes, hedges, undergrowth, and /or any other obstructions interfering with the <br />surveying, construction, inspection, maintenance, repair, replacement, relocation, <br />extension, removal, and operation of such public utilities and appurtenances. <br />
