<br />DEED OF TRUST WITH FUTURE ADVANCES
<br />This DEED OF TRUST is made this 17th day of April, 2001, by and among GERALD L. DEAN and
<br />PAMELA K. DEAN, husband and wife, hereinafter referred to as " Trustors," whether one or more, whose
<br />mailing address is 1920 Loup River Road, Cairo, Nebraska 68824; THE STATE BANK OF CAIRO, a
<br />Nebraska Banking Corporation, hereinafter referred to as "Trustee," whose mailing address is Box 428,
<br />Cairo, Nebraska 68824; and THE STATE BANK OF CAIRO, a Nebraska Banking Corporation,
<br />hereinafter referred to as "Beneficiary," whose mailing address is Box 428, Cairo, Nebraska 68824.
<br />For valuable consideration, Trustors irrevocably grant, transfer, convey and assign to Trustee, in trust,
<br />with power of sale, for the benefit and security of Beneficiary, under and subject to the terms and conditions of
<br />this Deed of Trust, the following described real property located in HALL County, Nebraska:
<br />A tract of land comprising a Part of the Northeast Quarter (NE 1/4), of Section One (1),
<br />Township Twelve (12), Range Twelve (12) North of the 6th P.M., Hall County, Nebraska, more
<br />particularly described as follows: Beginning at the northeast corner of said Northeast Quarter
<br />(NE 1/4), thence running southerly along the east line of the said Northeast Quarter (NE 1/4), a
<br />distance of Seven Hundred and Fifty -eight Hundredths (700.58) feet; thence deflecting right
<br />89o15'34" and running westerly a distance of Nine Hundred Ninety -four and Thirty -nine
<br />Hundredths (994.39) feet; thence deflecting left 86o30'56" and running southerly a distance of
<br />One Hundred Eighty -seven and Forty -one Hundredths (187.41) feet; thence deflecting right
<br />87o 18' 18" and running westerly a distance of Five Hundred Eighty and Ninety -four Hundredths
<br />(580.94) feet, to a point on the easterly right of way line of Nebraska Highway No. 11, and to a
<br />point on a curve, thence running northwesterly along the easterly right of way line of Nebraska
<br />Highway No. 11 and the arc of a curve to the right whose radius is Two Thousand Eight Hundred
<br />Five and Four Hundredths (2,805.04) feet, the long cord of which deflects right 80o47'53" from
<br />the last described course, a long chord distance of Nine Hundred Six and Sixty -four Hundredths
<br />(906.64) feet, to a point of tangency; thence deflecting right 09ol8'01" from the last described
<br />course and continuing northerly along the easterly right of way line of Nebraska Highway No. 11,
<br />a distance of Seventeen and Nine Tenths (17.90) feet, to a point on the north line of said
<br />Northeast Quarter (NE 1/4); thence deflecting right 90ol6'45" and running easterly along the
<br />north line of said Northeast Quarter (NE 1/4), a distance of One Thousand Seven Hundred
<br />Twenty Eight and Forty -four Hundredths (1,728.44) feet, to the point of beginning and containing
<br />30.578 acres more or less of which 1.815 acres more or less is presently occupied by public road
<br />right of way. Net 28.763 acres more or less,
<br />together with all buildings, improvements, fixtures, streets, alleys, passageways, easements, rights, privileges and
<br />appurtenances located thereon, and all personal property that may be or hereafter become an integral part of such
<br />buildings and improvements, all crops raised thereon, and all water rights, all of which, including replacements
<br />and additions thereto, are hereby declared to be a part of the real estate conveyed in trust hereby, it being agreed
<br />that all of the foregoing shall be hereinafter referred to as the "Property."
<br />FOR THE PURPOSE OF SECURING:
<br />a. Payment of indebtedness evidenced by Trustors' note of even date herewith in the principal sum of
<br />$160,000.00, together with interest at the rate or rates provided therein, and any and all renewals, modifications
<br />and extensions of such note, both principal and interest on the note being payable in accordance with the terms
<br />set forth therein, which by this reference is hereby made a part hereof; and any and all future advances and
<br />readvances to Trustors hereunder pursuant to one ore more promissory notes or credit agreements (herein called
<br />"Note ");
<br />b. the payment of other sums advanced by Beneficiary to protect the security of the Note;
<br />c. the performance of all covenants and agreements of Trustor set forth herein; and
<br />d. all present and future indebtedness and obligations of Trustors to Beneficiary whether direct, indirect,
<br />absolute or contingent and whether arising by note, guaranty, overdraft or otherwise;
<br />TO PROTECT THE SECURITY OF THIS DEED OF TRUST, TRUSTORS HEREBY COVENANT AND AGREE:
