Unless you notify this office within 30 days after receiving this notice that you <br />dispute the validity of this debt or any portion thereof this office will assume this debt is <br />valid. If you notify this office in writing within 30 days from receiving this notice, this <br />office will: obtain verification of the debt or obtain a copy of a judgment and mail you a <br />copy of such judgment or verification; and provide the name and address of the original <br />creditor /account holder, if different from the above. <br />Pursuant to the Deed of Trust dated on the 16th day of February, 2011, and recorded in the <br />Hall County Register of Deeds on February 24, 2011, as Instrument number 0201101537, in which <br />Philip R Hamm and Natasha L Hamm are Trustors and Exchange Bank is Beneficiary, and Michael <br />R. Snyder is appointed the Successor Trustee, involving the following- described real property, to- <br />wit: <br />notice is hereby given that the Trustors have committed a breach of an obligation for which the <br />trust property was conveyed as security, to -wit: Failure to make payments when due according to <br />the Promissory Note and breach of the "Other Defaults" clause of the Promissory Note and the <br />Deed of Trust. <br />By reason of the above default, the beneficiary has declared all sums secured by the Deed <br />of Trust to be accelerated, said sums are immediately due and payable, and the Beneficiary has <br />directed, and the Trustee elected, to exercise the Power of Sale contained in the Deed of Trust and <br />to cause said property to be sold in the manner provided by law. <br />
