At �east thirty �3��days pr�or to the <br /> expiration date of a policy, Borrower sha11 de�iver to Lender evidenCe of continuing coverage in <br /> form satisfa�t�ry to Lender. <br /> , (c� Borrower shall maintain or shal�cause �peratnr to at ail t�mes maintain <br /> c�mmercial general and professiona� liab�lity insurance, workers' c�mpensation insurance and <br /> such other liability, errors and omissions and fide�ity insurance co�erages to the ful� extent�f <br /> Program �bligat�ans, as may be amended from tim�to time. Further, Borrower shai� maintain or <br /> shall cause �perator to at a��times maintaxn such coverag�s as Lender may from time to t�me <br /> reasonably require, or shall requir� any appropriate party to maintain at a11 times c�mmerc�al <br /> general liabi�ity insurance, wark�rs' c�mpensation insurance and such other liability, errors and <br /> omissions and fidelity insuranc� coverag�s as Lender may from time ta time reas�nably require <br /> or such ather insurance coverage as r�quxred by Pr�gram�b�igat�ons. <br /> �d} A�l �nsuranc�p�licies and renewa�s of insurance pnlic�es required by th�s Sect�or� <br /> �9 shall be in such amounts and f�r such per�ods as Lender may from t�me to time require, and <br /> shall be issued by insurance compan�es satisfactary to Lender and �n accordan�e w�th Pragram <br /> �b��gations. Lender shail have the right to effect insurance in the event Borrawer fails t� <br /> comply w�th this Section. <br /> �e} Borr�We� shall comp�y wxth all insurance requirements and sha�1 n�t permit any <br /> candition to exist on the Mortgaged Property that w�uid invalidate any part of any �nsurance <br /> co�erage that this Security Instrument requires Borrower to ma�ntain. <br /> �f� In the event of loss, B�rrower shali give immed�ate written Natic�to the <br /> insurance carrier and t� Lender. B�rrower hereby author�zes and appaints Lender as att�rney-in- <br /> fact for Borrower to make proof of 1ass, to adjust and compramise any c�aims und�r p�licies �f <br /> property damage �nsurance, ta appear�n and prasecute any a�tion arising from such property <br /> damage insuranc�policies, t� co�lect and receive the proceeds of pr�perty darnage insurance, and <br /> to deduct from such proceeds Lend�r's expenses incurred in the co�lection of su�h proceeds. <br /> This power of attorney is coupled with an interest and therefare is irrevocable. Barrower shal� <br /> notify Lender af any payment rece��ed from any insurer. Lender shall �1� h��d the ba�ance of <br /> such proceeds to be used to r�imburse Borrow�r for the cost�f restoring and repairing th� <br /> Mortgaged Pr�perty to the equivalent of its ariginai c�nditian or to a�andition approv�d by <br /> Lender, or �2� app�y the balance of such proceeds to the payment�f the Indebtedness, Whether or <br /> n�t then due.
