C�IVIPLIAN�E WITH LAWS. <br /> (a} B�rroWer sha�� comply vvith all a�ap�icable: lavvs; �rdinances; regulations; <br /> requiren�ents o�any�overnrnental Authority; lawful cavenants and agreements �inc�ud�ng the <br /> Borrower's Security Instrument}recorded aga�nst the Mor�gag�d Pr�perty; a.n�Pr�gram <br /> �b�igations; inc�uding but not limite�to those af the foregoing pertaining to: h�alth and safety; <br /> c�nstruction�f improvements on t�e Mor�gagec� Pr�perty; fa�r h�us�ng; civil r�ghts; z�ning and <br /> land use; Leases; �ead-based paint maintenance requirements of 24 C.F.R. Part 3 5 and <br /> maintenance and disposition of resident security depos�ts; and, with respect t� a�1 of the <br /> f�reg�ing, al� subsequ�nt amendments, rev�sions, promulgations or enactments. BorroWer shal� <br /> at all times maintain records suff�cient to demonstrate c�mp�iance with the provisions of this <br /> S�ction 39. Borrower sha11 tak� appr�priate measures to prevent, and sha�l n�t engage �n or <br /> knawingly permit, any illegal activities at the Mortgaged Propert� including those that could <br /> endar�ger r�sidents or visit�rs, result in damage to the Mortgaged Proper�y, result in forfeiture of <br /> the Mortgag�d Pro�erty, or otherwise impair the l�en created by the B�rrovver's Security <br /> Instrument or Lender's int�r�st in the Mortgaged Pr�perty. To th�best of B�rr�w�r's <br /> knoW�edge, Borr�w�r repres�nts and warrants to HUD that na port�on of the Mortgaged Pr�perty <br /> has been or sha��be purchased with the praceeds of any iliega� activity. <br /> �b} There sha�l be full complianc� w�th the provisions of(1} any State ar l�ca1 iavvs <br /> prohibiting discrimination�n housing on the basis of race, color, creed, or natianal origin; and �2} <br /> th�regulations of HUD providing for nan-discrimination and equal �pportunity in hous�ng. It is <br /> underst�ad and agreed that failure or refusal to comply with any such provisions sha�� be a <br /> proper basis for HUD to take any c�rre�tive action it may deem necessaxy �ncluding, but not <br /> limit�d to,the rej e�t�on of applicat�ans for FHA mortgage insurance and the refusal to �nter into <br /> future cantracts of any kind with wh�ch Borrower is identified; and further, if BorroW�r is a <br /> corp�ration�r any other t�pe �f business association or�rganizati�n which may fail or refuse to <br /> c�mp�y With the aforement�oned pr�vxsions, HLJD shall hav� a simi�ar right of corrective acti�n <br /> (1}Wrth respect to any individuals who are �fficers, directors, trustees, managers, partners, <br /> associates ar princ�pa� stackholders of Borrower; and �2� w�th resp�ct ta any other type of <br /> business assaeiati�n, or organization with Wh�ch the �fficers, directors, trustee, managers, <br /> partners, ass�ciates ar principal st�ckholders of B�rrovver may be identified. <br /> �c� HUD and Lender shall b� entitled ta invoke any remedies avai�abie by law or <br /> equity to redress any br�ach or ta compel comp�iance by Borrower with these requirements, <br /> including any remedies a�ai�able hereunder. <br /> 4U. BINDIN� EFFE�T.
