<br /> Cure Pravisions. I� any default, other than a de�ault in paymen�, is curab�e and if Gran�vr has no-� been gi�en a
<br /> notice af a breach ofi the same pro�isivn of�his Assi�nment within �the preceding tweE�e {12} mon�hs, it may be
<br /> cured ifi Gran�ar, after Lender sends written nv�ice �o Grantor demanding �ure of such default: ��y cures �he
<br /> d��auit wi�hin fifteen ��5y days; or ��} if fihe cure requires more�khan fiif�een ��5} days, imm�diafiely ini�iates steps
<br /> which Lender deems in Lender's sole discr�tion to b� su�ficient �a cure �he default and �hereafter contsnues and

<br /> R�GHTS AND REMEDlES �N DEFAULT. Upon�he❑c�urrenCe❑f any EWent of Defau��and at any time thereaf�er, Lender
<br /> may exercise any one ❑r more o�the following ri�hts and remedies, in addition fia any o�her rights ❑r remedEes pro�ided
<br /> by law:
<br /> A�celerate Indebtedness. Lender shall ha�e the right at its op�ifln #o dec�are the entire �nd�btedness immediately
<br /> due and payable, incEuding any prepayment per�aity that Grantor would b� �equired�o pay.
<br /> Coilect Rents. Lender shall ha�e the right, withau� natic� �o Grant�r, fio take possessivn of the Prop�r�y and
<br /> colle�� the Rents, including amoun�s past due and unpaid, and app�y the net p�oceeds, a�er and aba�e Lender's
<br /> costs, against the indeb�edness. In �urtherance of this right, L�nder shaE! ha�e all #he rtghfis provided �ar in the
<br /> Lender's Right �� Re�eiWe and Calle�� Renfis Section, abo�e. If �he Ren�s are collec�sd by Lender, then Gran�or
<br /> ir�e�ocably designa�es Lender as Gran�or's attorney--in--fac� to �ndorse instruments recei�ed in payment thereo� in
<br /> the name vf Gran�or and to negotiate the same and c�llec� the proceeds. Paymen�s by �enants or other users to
<br /> Lender �n response �o Lend�r's demand shall satisfy the obliga-tions for which the paym�n�s are�made, whether or
<br /> na� any proper graunds for the demand existed. Lender may ex�rcise its rights under �his subparagraph either in
<br /> persan, by agent, or through a re�ei�er.

<br /> Atkorneys' Fees; Expenses. If Lender insti�utes any suit or action t❑ enfvrce any of fihe terms af this Assignment,
<br /> Lender shall be entitled �o r�co�er such sum as the cour� may adjudg� reasonai�ie as attarneys' fees at tria� and
<br /> upon any appeal. 1Nhether ❑r no� any cnurt actian is in�ol�ed, and to th� ex�ent no� prohibited by law, all
<br /> reasonable expenses Lender incurs that in Lender's ❑pinion are necessary at any time for �he protec-�i�n of ifis
<br /> interes�❑r th� enforcement vf its rights shall becflm� a part af the lndebtedness payable ❑n demand and shall bear
<br /> in�erest a��he Nate ra�e from the da�e of the expendifiure until repaid. Expenses cfl�ered by this paragraph include,
<br /> with�ut [imitation, hawe�er subject�o any limits under applicab�e law, Lender's attvrneys' fe�s and Lender's lega�
<br /> expenses, whefih�r ar not there is a [awsuit, including attorneys' fees and expenses f�r bankruptcy proceedings
<br /> �including effar�s ta modify or�acate any automatic stay❑r injunc�ivny, appeals, and any anticipated pos�--judgmen�
