<br /> action or proceeding. Beneficiary may appear in and defend any
<br /> action or proceeding purporting to affect the aecurity hereof or the
<br /> righta or powers of Beneficiary. Beneficiary may pay, purchase,
<br /> contest, or compromi�e any adverse claim, encumbrance, charge, or
<br /> lien, which in the �udgment of Beneficiary appears to be prior or
<br /> _ superior ta the lien or charge of this Deed of Trust. If
<br /> Beneficiary pays any �prior encumbrance, Beneficiary ahall be
<br /> aubrogated to the lien thereof, notwithstanding any release of
<br /> record thereof. All amounts paid, auffered, or incurred by
<br /> Beneficiary in exerciaing the authority herein granted, including,
<br /> to the extent permitted by law, reasonable attorneys' fees, ahall be
<br /> added to the indebtedness secured tiereby, shall be a 2ien on the
<br /> Property, shall be due an payable by Grantor to B�nefic�.ary on
<br /> demand, together with interest from the date of advance until paid
<br /> at the Default Rate specified in the Note.
<br /> 11. Additianal Documents. Grantor agrees to execute and
<br /> deliver to ene c ary, upon demand, any additional instrumente or
<br /> security documents neceasary to secure to Beneficiary any right or
<br /> • intereat granted to Beneficiary under this Deed of Trust. In the
<br /> event any rights, easem�nts, ar other hereditaments shall he�eafter . ,:

<br /> fafl to own a cantrolltng legal or benefic ial interest in (h) the
