<br /> � delinquent, exhibiting to Beneficiary upon its request receipte of
<br /> proper officera evidencing such paymenta. In adaition, Grantor
<br /> shall pay when due all charges for water, water delivery, gas,
<br /> electric power and light, sewers, waste removal, any and all ground
<br /> renta and amaunts payable under any lease or permitted trust deed,
<br /> mortgage or other encumhrances, and expenses incident to the
<br /> ownership and occupancy of the Property. Grantor may aontest in
<br /> good faith and validity or amount of any tax, assesament or
<br /> governmental charge by appropriate proceeddings provided by law,
<br /> including payment of the tax, assessment, or charge under protest,
<br /> � if required, and Grantor �onvenants that upon a final determinatior�
<br /> with respeat to any auch contested tax, assessment or governmental
<br /> charges, Grantor will promptly pay any snms found ta be due
<br /> thereon. Prior to any auch contes�, Grant�r shall furniah �
<br /> Beneficiary, a cash deposit or other security in amount and form
<br /> satisfactory to Beneficiary to indemnify Beneficiary against the
<br /> sale, forefeiture of, or creation of a lien against the Property.

<br /> option. Nothing in this Section shall release Grantor from the
<br /> � obligation to pay such taxes, assessment and insuranee premiuma as
<br /> the game become due and payable. Deposits made under this Section
<br /> may be commingled with Beneficiar10s general corporate funds, and
