<br /> Lend�r's priar wri��en cansen�. As a Gonditi�n��the rem��al of any �mprov�ments, Lender may require Trustar tv
<br /> make arrangements satisfactory �o Lender ta replaCe such Impra�ements with Imprv��ments of at least equal

<br /> Lend�r"s Right tv Enter. Lender and Lender`s agents and representati�es may enter upan th� Rea! Property at all
<br /> reasonabie t�mes �v attend �to Lender's interests and to inspe�� the Rea� Praperty for purposes ❑f Trust�r's

<br /> Compiiance with GoWernmentai Requirements. Trustor shall pramptly cvmp�y with all laws, ordinances, and
<br /> r�gulations, now vr herea��ker in �#fect, of al� go�ernmen�al authori�ies app�icable to the use or oceupan�y o� �he
<br /> Property, inciud�ng �uvithout fimitation, the Am�ri�ans 1Nith Disahilities Act. Trustor may contest in gvad faith any
<br /> su�h �aw, o�dinance, or regu[ation and withhald �ompliance during any pr�ceeding, in�luding appr�pria�e appea�s,
<br /> so long as Trustar has noti�ied Lender in writing prior tv doing so and sv long as, �n Lender's svle apinian, Lender's
<br /> int�rests in �he Prvperty are not jeopard�z�d. Lende� may requi�e Trustor ta pvst adequate security or a sur�ty
<br /> bond, reasvnably sa�isfactvey t� Lender, tv protec�t Lender"s interes�.

<br /> DUE�N �ALE- CC3NSENT SY LEN�ER. Lender may, a� L�nder's optian, declare immed€ately due and payable all sums
<br /> s��ured �y�his Deed o�Trust upon the sal�or trans�er, withou� Lender's prior wr�tten �ansent, of ail or any part�fi�he
<br /> Real P�operty, or�ny interest in the Real Praperty. A "sale or trans�er" means�he can�eyance o� Real Proper�y ar any

<br /> Payment. Trustor shall pay when due {and in ali e�en�s prior�o delinquency} ai��axes, spe�ial�axes, assessments,
<br /> charges 4inc�uding wa��r and sewer�, fines and imp�sitions le�ied against ar an aecount of the Praperty, and sha�[
<br /> pay vuh�n du� a�[ claims fo� work done on ar �or ser�ices rendered or material �u�nished �o the Prop�rty. Trustor
<br /> sha{� main�ain the Property fre�of a11 iiens ha�ing priority o�er or equal to th� inter�st of Lende�under�his Deed flf
<br /> Trust, ex�ept for the lien o� taxes and assessments not due and ex�ept as otherwise pra�id�d in this ❑eed a�
<br /> Trust,
<br /> Righ��v�vn��s�. Trus�or may w'rthhold payment a#any tax, assessment, ar claim in Ganne�tion w�th a gaod �aith
<br /> dispute��er the obliga�ion to pay, s� Ivng as Lender's interes�t in the Property is not jeopardized. 1�a lien arises ar
<br /> is fil�d as a resu�t ❑f nonpaymen�, Trustor shall within #ift�en t�5� days aft�r �he li�n arises or, �� a �ien is filed,
<br /> within fifteen �15} days after Trus�vr has notice o� the fifing, seGure the dis�ha�ge vf th� li�n, or if requested by
<br /> Lender, depas�t with Lender cash vr a sufficient cvrporate surety bond ar vther security satisfac�ory�to Lender in an
<br /> amount sufifi�ient tv discharge the [ien plus any cvsts and attorneys' fees, vr a�her charges�hat c�u[d accrue as a
<br /> result��a foreclvsure or sale under the lien. in any contest, Trustor�hall defend i�sel�and Lender and shall satisfy
<br /> any ad�srse�udgment before enforcem�nt agains�the Pro�erty. Trustar sha11 name Lender as an additEonal vb��gee
<br /> under any sure�y bvnd furnished ir�the contest proceedings.
<br /> E�iden�e vf Payment. Trustor shall upon demand furnish to L�nd�r satisfactory e�idence of payment ofi th� taxes
<br /> or assessm�nts �nd shal� authorize the app�apriate gvvernm�ntal of�Fic�a[ to deli�er to Lender a� any�ime a wri�ten
<br /> statement o�the�axes and assessm�nts against�he Property.
<br /> Noti�e vf�anstructinn. Trustar shall notify Lender at least fifteen {15� days b�fore any wnrk is �ommenced, any
<br /> ser�iGes are furnished, ar any ma�erials are supplied to the Prvp��ty, if any meGhani�"s lien, materialmen's lien, or
<br /> a�her lien c�uld be asserted on a�caunt of the wark, ser�i�es, or materia�st Trustvr wili upon request �� Lender
<br /> furnish �o Lender ad�ance assuranc�s satisfac�ory to Lender that Trust�r can and will pay �he cast of such
<br /> impro��ments.
<br /> PR�PERTY DAM�IGE INSURANCE. The fvl�owing prv�isivns relating �� insuring the Proper�y are a part a��h�s Deed vf
<br /> Trus�.
<br /> Mainte�ance a# Insurance. Trus�or shall pr�cure and maintain p���c�es a� #ire insurance w�th standard extended
<br /> co�erage endvrsements �n a replacemen� basis for the full insurable �alue �o�ering all Impro�ements an th� Real
<br /> PrQperty in an amount su#��i�ient tv a�vid application af any co`rnsuranc� Glause, and vvi�h a standard mor�gagee
<br /> clause in�a�or o�Lender. T�ustor shall also procure and mainta�� compreh�nsi�e genera[ liability insurance in su�h
<br /> co�erage amoun�ts as Lender may request wi�h Trustee and Lender �eing named as additianal insureds in such
<br /> [ia�ility 'rnsurance poli�ies. Additionally, Trustor shall maintain su�h a�her insurance, incfuding hut not limited fo
