<br />(E) All of the rents (including, without limitation, any right to income, rents,
<br />proceeds, issues, profits, royalties, or any other payment or benefit derived
<br />under a present or future license, lease, contract or other agreement for the use
<br />or possession of the Premises or Improvements), royalties, issues, profits,
<br />revenue, income and other benefits in any way arising from or relating to the
<br />Premises or the Improvements, or both ( "Rents and Profits ") and all rights, title
<br />and interest of Trustor in and to all leases of the Property now or hereafter
<br />entered into and all right, title and interest of Trustor thereunder, including
<br />without limitation, cash or securities deposited thereunder to secure
<br />performance by the lessees of their obligations thereunder; subject to, however,
<br />the provisions contained in Section 1.09 hereof;
<br />(F) All proceeds (including claims and demands therefor) of the conversion,
<br />voluntary or involuntary, of any of the foregoing into cash or liquidated claims,
<br />including, without limitation, proceeds of insurance and condemnation awards;
<br />and
<br />(G) Any and all funds of Trustor on deposit with Beneficiary or any branch of
<br />Beneficiary;
<br />FOR THE PURPOSE OF SECURING, in such order of priority as Beneficiary
<br />may elect:
<br />(1) All Obligations of any Trustor to the Beneficiary, whether now or
<br />hereafter existing, including, without limitation, the judgment entered in Case
<br />No. CI 15 -712, District Court of Hall County, Nebraska, all obligations owing
<br />under that Forbearance Agreement of even date, all obligations owing under
<br />any note, any loan or security agreement, any lease, any other mortgage, deed
<br />of trust or other pledge of an interest in real or personal property, any guaranty,
<br />any letter of credit or reimbursement agreement or banker's acceptance, any
<br />agreement for any other services or credit extended by the Beneficiary to the
<br />Trustor even though not specifically enumerated herein and any other
<br />agreement with the Beneficiary (collectively the "Obligations ");
<br />(2) Due, prompt and complete observance, performance and discharge of the
<br />Obligations. Nothing contained in this paragraph shall be considered as
<br />limiting the interest which may be secured hereby or the amount or amounts
<br />that shall be secured herein when advanced to protect the Property;
<br />(3) Due, prompt and complete observance, performance and discharge of
<br />each and every obligation, covenant and agreement of Trustor contained herein;
<br />and
<br />(4) Payment of any other or further indebtedness at any time owing by any
<br />Trustor to Beneficiary however the same may be advanced, and in whatever
<br />form it may be, whether represented by notes, drafts, open accounts,
<br />overdrafts, or otherwise, and all interest thereon.
