KROEGER, husband and wife, together as GRANTORS ( "Grantors "), in consideration of One Dollar ($1.00) and other good and valuable consideration, the receipt of which is hereby acknowledged, conveys to SOUTHERN PUBLIC POWER DISTRICT, a Public Power District organized under the laws of the State of Nebraska, as GRANTEE, the following described real estate (as defined in NEB. REV. STAT. § 76 -201): A tract of land comprising a part of the Northwest Quarter (NW1 /4) and a part of the Northeast Quarter (NEI /4), all in Section Thirty Two (32), Township Ten (10) North, Range Nine (9) West of the 6 P.M, in Hall County, Nebraska, more particularly described as follows: Beginning at the northwest corner of said Northeast Quarter (NEI /4); thence running easterly on the north line of said Northeast Quarter (NE1 /4), on an Assumed Bearing of S89 °41 '45 "E, a distance of Thirty and Eighty Hundredths (30.80) feet; thence running S00 °02'20 "E, a distance of Two Hundred Eight and Sixty Five Hundredths (208.65) feet; thence running N89 °43'09 "W, a distance of Two Hundred Eight and Seventy Hundredths (208.70) feet; thence running N00 °02'20 "E, a distance of Two Hundred Eight and Sixty Seven Hundredths (208.67) feet, to a point on the north line of said Northwest Quarter (NW1 /4); thence running S89°43 '09"E, on the north line of said Northwest Quarter (NW1 /4), a distance of One Hundred Seventy Seven and Ninety Hundredths (177.90) feet, to the Point of Beginnings and containing 1.000 acres more or less. GRANTORS covenant with GRANTEE that GRANTORS: 1. are lawfully seized of such real estate and that it is free from encumbrances, except easements and restrictions of record; 2. have legal power and lawful authority to convey the same; 3. warrant and will defend title to the real estate against the lawful claims of all persons.
