<br /> f�regoin�, Tru�tar will nat remo�e, Qr gr�nt tv any other party the right to r�mo�e, any timber, minerals �inc��ding
<br /> �il and gasf, caal� clay, scoria, soil, gra�el�r rock produc#s withvut Lender's prior written cvnsent.
<br /> Remo►►ef of Impravements. Trustor shall not demolish or remo�e any fmpro►►err►�nts from the Rea�Prvperty w�thout
<br /> Lender's pri�r written�onsent. As a cvndit+an to the remo►►�I of anY Imprv�ements, Lender may require Trustor to
<br /> mak� arrangements satisf�ctory t�r L�nder to �eplace such Imprv�ements with Imprv�ements of at 1�est �qual
<br /> �alue.
<br /> Lender's Right tv Enter. Lender and Lender's agents and representati�es may enter upan the Real Prv�e�ty at all
<br /> reesonable times tQ attend ta Lender's interests and to inspe�t th� Real Pro�rty for purposes af TrustQr's
<br /> compliance with the term�and conditions❑#this Deed vf Trust,
<br /> �amp�iance with Cv�ernmental Requiremants. Trustor shall pramptly comp�y with a!I �aws, ardinances� and

<br /> such law, ordinan�e, or regulation and withhvld compli�nce during any proceeding� in�lu�ling appropriete appeals.

<br /> interests in the Prvperty are nvt jeopardized. Lgnder may require Tru�tor tv past adequat� s�curity or a surety
<br /> �orrd, re�sonebly s�tisfactory to Lender, tv prt�te�t Lender's interest.
<br /> Du#y to Protect. Trustor agrees nei�her to a�andon vr lea�e unatt�nded th� Property. Trustor shail do all vther
<br /> ects� in addition to thosg�Gts set�orth abo�e�n this section, which fram th� cha�a�te�r and usg vf the Property are
<br /> feasanably n�cessary to prrotect and preser�e the Property.
<br /> DUE❑N SALE-C�NSENf BY LElV�3ER. Lender ma�y, at Lender's aption, dec�are immediately due and payable all sums
<br /> secured hy this Deed of Trust upon th�seie or#ransfer, withvut L�nder's prio�written�vnsant, ❑f all or any part of the
<br /> Re�1 Property, ❑r any interest in th� F�eal Prvperty. A "sa�e vr transfer" means the cvn�eyance❑f Real Prvperty a�r any
<br /> right, tixle or inter�st in the Real Prop�ny; whether le�al, bene�icia� ar equital�le; wheth�r �oluntary or in�a�untary;
<br /> w��ther by ❑utright sale, d�ad. instal�m�nt sa�� �ontract. land contract. contra�t for deed, leasehvld interest with a
<br /> term greater than three �3� years, lease-option contract, ar by sale, assignment, ar transfer of any beneficial interes#�n

<br /> TAXES AND LIENS. Th� fallowing provisions re�ating to the taxes and li�ns on the Prflpe�ty are part of this D�ed of

<br /> Paymant. Trustor shall p�y when due ��r�d in�II e�ents prior to de�inquencyj all taxes, spe�ia�taxe�. assessments,
<br /> charges (in�luding water and sewerf, fines and impvsi#ions le�ied against vr on accaunt of the Property, and shall
<br /> pay when due ell eiaims f��work dvne vn or f�r ser�ices rend�red ar material furnished ta th� Property. Trustor
<br /> sh�l! m�intain the P'raperty fre�of all liens ha�ing priority o�er�r equal to th� interes#Qf Lend�r under this C��ed af
<br /> Trust, ex�ept fo� the lien of taxes end assessments not due and ex�ept as oth�r►n►is� prv�ided in this �eed of
<br /> Trust.
<br /> Right to Contast. Trustor may withhald payment af any tax, assessm�nt, or claim in�vnnection with a gaod f�ith
<br /> dispute o�er the abligetian to pay, so long as Lender's interesi in the Prnperty is nqt�eop�ardixed. If a lien arises ar
<br /> is #iled as a result of nonpayment, Trustor sha�i within �iftsen �15i days aft�r the iien arises or� if a lien is filed�
<br /> within #+fteen �15� days after Trustvr has noti�e ❑f the �iling, secure the discharge af the lien, o� if requested by
<br /> Lender� depos�t wi#h Lender cash r�r a suffi�ient corpora�e surety bv�nd❑r other secu�ity s�tisfactory t�Lender in an
<br /> amQunt suffiCient to disCharg�the lien plus �ny costs and attarneys' fees, ar other charges that cauld accru� as a
<br /> result❑f a foreGlasure or saEe under tl�lien. In any contest, Trustar ahal�defend itself and Lender and shall satisfy
<br /> any ad�erse�udgment hefore enfarcgment against the Praperty. Trustor shall name Lender as an�dditional obligee
<br /> un�er any surety b�nd furnished in the cvntes#proe�edings,
<br /> Evider�e af P'�ymant. Trustor shall upon demand furnish to Lender s�tisfec�ary e��dgnce of payment v�the taxes
<br /> or assessments and shall authorize the apprapriat� go�ernm�ntai offi�ial tv deli�er tv Lender at eny time a written
<br /> statem�nt of the tax�s end assessments againa#the Property.
<br /> Noti�a �f Construction. Trustor shall nati#y L�ndgr a� ig�st i�ift�en �15j days before eny wark is commenced, any
<br /> services are furnished, ar any mat�riats are supplied ta�the Prvperty, if�ny mechanic's lien, materielmen's 1i�n, or
<br /> other lien �vuid be asserted vn accvunt af ths work, ser�ices, or materials, Trustar w+�l upon request o� Lender
<br /> furnish to Lsnder ad�an�e assurancg� satisfactary tv Lender th�t Trustar cen end will pay the cvBt of such
<br /> impro��m�nts.
<br /> I��PER1`Y DAMAGE INSURANCE. The fvllowing Qrv�is+ons relating to insuring the Property are� pa�t of this Deed af
