<br />Third City Christian Church, a nonprofit Corporation organized and existing under the laws of
<br />Nebraska, GRANTOR, in consideration of Two Hundred Seventy -five Thousand Dollars
<br />($275,000.00) received from GRANTEE, Overland Trails Council, Boy Scouts of America, conveys
<br />to GRANTEE the following described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Lot Twelve (12) and the Easterly One Hundred Forty Eight (E148') Feet of Lot
<br />Eleven (11), in Block One (1), in Dickey's Subdivision, an Addition to the City of
<br />Grand Island, Hall County, Nebraska, EXCEPTING tracts of land more particularly
<br />described in Document No. 79- 004933 and Document No. 82- 000620.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE that
<br />GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
