<br />TRUSTEE'S DEED
<br />This instrument, made this, day of April, 2000 between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded as Instrument No. 96- 100295 in the
<br />Mortgage Records in the office of the Register of Deeds of Hall County, Nebraska, and the
<br />Secretary of the Department of Veterans Affairs, hereinafter called "Grantee ":
<br />WHEREAS, on January 18, 2000, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Ira H. Curtis, a single person, Trustor,
<br />under that certain Deed of Trust recorded as Instrument No. 96- 100295 in the Mortgage Records in
<br />the office of the Register of Deeds of Hall County, Nebraska, covering that certain premises des-
<br />cribed as:
<br />THE EASTERLY THIRTY THREE (33) FEET OF THAT CERTAIN LOT FORMED BY
<br />FRACTIONAL LOT FOUR (4), IN FRACTIONAL BLOCK ONE HUNDRED TWENTY
<br />TWO (122), IN KOENIG AND WIEBE'S ADDITION AND FRACTIONAL BLOCK SIX
<br />(6), IN ARNOLD PLACE, BOTH BEING ADDITIONS TO THE CITY OF GRAND
<br />ISLAND, HALL COUNTY, NEBRASKA;
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 26, 2000, as Instrument No. 2000 -00715 in the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on February 28, 2000, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br />stating that the described property would be sold at public auction to the highest bidder for cash
<br />or certified or cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust
<br />Street, Grand Island, Nebraska, at 10:00 a.m. on April 11, 2000. Publication of such notice was
<br />made for five consecutive weeks on February 28, 2000, March 6, 2000, March 13, 2000, March
<br />20, 2000, and March 27, 2000 the last publication being at least ten (10) days but not more than
<br />thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Norwest Mortgage, Inc. for the sum of
<br />$37,456.00 it being the highest bidder therefor. Norwest Mortgage, Inc. has assigned all of its right,
<br />title, and interest in and to such bid to Grantee.
