2� 1 ��45�� <br /> Environmental Law,(b}whi�h creates an E��ironmenta.�Condition,or�c}which,due to the presence, <br /> use,or release of a Hazardous Substance,creates a condition that ad�erse�y afFects the�alue of the <br /> Property.The pre�eding two senten�es sha�l not apply to the presence, use,or storage on the Property <br /> af small quantities�f Ha.zardous Substan�es that are generally recagn�zed ta be appropr�ate to normal <br /> residential uses and to maintenance of the Property�includ�ng,but not�imited to,hazardous substances <br /> in consumer products}. <br /> Borrower shali promptly give Lender written notice of�a�any in�estigation,�Iaim,demand, lawsuit <br /> ar other action by ar�y go�ernmental or regulatory agency or pri�ate party in�a��ing the Property and <br /> any Hazardous Suhstance or En�ironmenta.l Law of wh�ch Borrower has actual know�edge,(b)any <br /> En�ironmental Condit�on, in�luding but not limited to,any spitling, leaking,d�scharge,re�ease�r <br /> threat of retease of any Hazardous 5ubstance, ar�d(c}any condition caused by the presence,use or <br /> release of a Hazardous Substance which ad�ersely affects the value of the Property. If Borrower�earns, <br /> or is notified by any governmental or regulatory authority,or any pri�ate party,that any r�mova�or <br /> other remediation of ar�y Hazardous Substance affecting the Property�s necessary, Borrower shall <br /> promptly take all necessary remedial actions in accordan�e with En��ronmental Law.Nothing herein <br /> shall create any obligation on Lender for an En�ironmental Cleanup. <br /> Non-Uniform Co�enants. Borrower and Lender further�o�enant and agree as fo�lows: <br /> 22. Acceleration; Remedies. Lender shall give not�ce to Borrower priar to acceleration <br /> fal�owing B�rr�wer's breach of any covenant or agr�eement in this Security Instrument�but <br /> not prior to acce�eratian under Section 18 untess App�icable Law pra�ides otherw�se).The <br /> notice shall specify: (a)the default; �b}the a�tion required to cure the default; �c)a date,aot <br /> less than 3�days fravm the date the notiee is given to Borrower,by whieh the default must be <br /> cured; and(d)that failure to cure the default�a ar befare the date specifi�d ia t�e notice may <br /> resutt in aeceleranou of the sums�ecured by this Secuxity Instrument and sale of the Property. <br /> The notice sha11 further inform Borrower of the right to reinstate after acceleration and the <br /> right to bring a court action to assert the non-existence of a default or any other defense of <br /> Borrower to acCeleraiion and sa�e.If the defau�t is not�ured on or b�fore the date specified in <br /> the notice,Lender at its option may require immediate payment in ful��f all sums secured by <br /> this Se�urity Instrument without further demaad and may�n�oke the power of sale and aay <br /> other remedies permitted by Applicable Law.
