<br />(23), in Township Eleven (11) North, Range Ten (10), West of the 6th P.M., Hall
<br />County, Nebraska, excepting a tract 300'x 333' located in the Southeast corner thereof,
<br />and with said 333' extending west from the Southeast corner of said premises, deeded
<br />to Northwestern Bell Telephone Company as recorded in Deed Book 150, Page 532..
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully siesed of such real estate and that it is free from encumbrances except
<br />easements, restrictions of record and public road right of way;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
