Anderson a /k/a Karen Kay <br />Anderson, a single person, Grantor, whether one or more, in consideration of One Dollar and other <br />valuable consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey <br />and confirm unto Andrew J. Placke and Fannye Placke, husband and wife, as joint tenants with right <br />of survivorship, and not as tenants in common, conveys to Grantee the following described real property <br />in Hall County, NE: <br />A tract of land comprising a part of the Northwest Quarter of the Northwest Quarter (NW1 /4NW1 /4) of <br />Section Nine (9), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., Hall County, Nebraska, <br />and more particularly described as follows: <br />Referring to the Northwest corner of said Section Nine (9); thence running easterly along the north line of <br />said Section Nine (9) a distance of Five Hundred Forty and Seven - Tenths (540.7) feet, more or less: to a point <br />on the prolongation of the easterly line of Wheeler Avenue; thence running southeasterly along the easterly <br />line of Wheeler Avenue a distance of Eight Hundred Forty and Seven - Tenths (840.7) feet to the northerly line <br />of Twenty -Third Street; thence running northeasterly along the northerly line of Twenty -Third Street a <br />distance of One Hundred Ninety -Nine and Thirty -Seven Hundredths (199.37) feet to the actual point of <br />beginning, thence continuing northeasterly along the northerly line of Twenty -Third Street a distance of <br />Seventy -Four and Forty -Three Hundredths (74.43) feet to a point that is Thirty (30) feet southwesterly from <br />the Southwesterly corner of Block Two (2), Knickrehm Fifth Addition to the City of Grand Island, Nebraska <br />also being a point on the westerly line of Locust Street; thence running northwesterly along the westerly line <br />of Locust Street, also being Thirty (30) feet distant and parallel to the southwesterly line of said Block Two <br />(2) a distance of One Hundred Eighteen (118.0) feet thence running southwesterly and parallel to the <br />northerly line of Twenty -Third Street a distance of Seventy -Four and Forty -Three Hundredths (74.43) feet, <br />thence running southeasterly a distance of One Hundred Eighteen (118.0) feet to the actual point of <br />beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />m <br />--4 <br />O <br />
