<br />Grantor, for and in consideration of the sum of SEVENTY -FIVE
<br />THOUSAND AND N01100 DOLLARS ($75,000.00) received from Grantee,
<br />does grant, bargain, sell, convey and confirm unto 1203
<br />Partnership, a Nebraska partnership, the following described real
<br />estate situated in Hall County, Nebraska:
<br />Lot Eight (8), Block Three (3), Arnold Place an
<br />addition to the City of Grand Island, Hall County,
<br />Nebraska.
<br />TO HAVE AND TO HOLD the premises above described, together
<br />with all the tenements, hereditaments and appurtenances thereunto
<br />belonging, unto the said Grantee and to Grantee's successors and
<br />assigns forever. And I hereby covenant with the said Grantee and
<br />with Grantee's successors and assigns, that I am lawfully seized
<br />of said premises, that they are free from encumbrance, except
<br />easements and restrictions of record; and that I have good right
<br />and lawful authority to sell the same; and I hereby covenant to
<br />warrant and defend the title to said premises against the lawful
<br />claims of all persons whomsoever. And the said Grantor hereby
<br />relinquishes all right, title, claim and interest in and to the
<br />above described premises.
