<br /> Truste�ar Lender may exercise any on�o�more�f�he�Foilovving �igh�s and remedies:
<br /> Acceleratian �pon D�fault; A�ditivnal Remedi�s. If any E�ent of Defau��accurs as per the terms of�he Credit
<br /> Agreemen�secu�ed hereby, Lender may declare a�� lndebtedness secured by this Deed of Trust to be due and
<br /> payabl� and�he sam�shail the�eupon became due and payab�e wi�hout any presentment, demand, protest or
<br /> natice o�any k�nd. Th�reaftet�, Lende�may:
<br /> �a} Either in pe�son or hy agen#, with or withaut bringing any ac#ion or proceeding, or by a rece���t-
<br /> appointed by a cou�t and without regard to the adequacy of i�5 security, enter upon an� take possess�on
<br /> o�#he Pr�perty, or any p�rt thereof, in its own name or in the name of Trustee, and do any acts whi�h it
<br /> deems necessary ar desirable�o pr�se�ve the�alue, marketabi��ty or rentabili�y af�he Property, or par�of
<br /> �he Property or interest�n the Prape�ty; increase the income from th� Pr�pe�ty a�pro�ect�he securi�y a�

<br /> r�n�s, issues and profii#s of�he Praperty, including those pas� due and unpaid, and appiy �he same, less

<br /> fl� Trust, all in such order as Lender may de�ermine. The en��ring upon and #aking possessian of the

<br /> wai�e any de�aul�or no��ce of defaul� under this Deed a�Trus�ar in�a�ida�e any a�t done in r�spanse�a

<br /> �c} ❑el�ver�o Trust�e a writ�en declaratian �f d�fauit and demand for sai� and a writ�en notice af defaui�
<br /> and e�ection to cause Trust�r's in��rest in the Pr�perty to be sold,which noti�e Trustee shall cause ta be
<br /> dufy filed��r record in the appropriate offices of the County in v�hi�h the Proper�y is located; and
<br /> �d} Wi�h respect�a a�� or any part of�he Personal Property, Lender shall have a�1 the ri�hts and remedies
<br /> o�a s�cu�ed party under�he Nebraska Uni�o�m Commercial Code.
<br /> Foreclosure by Power flf Sale. 1�L�nder�lects�o forec�ase by exe�cis�af�he Powe�o�Sale h�rein cantained,

<br /> to Trus�or such Na�ice o�Default and Na�i�e af Saie as then required by �aw and by�his ❑�ed o�Trus�.
<br /> Trus�ee shall, w��hou� demand on T�usto�, a��er such time as may then be required by law and after
<br /> recorda�ion of such No�ic� ofi Default and after Na�ice flf Sa�e ha�ring been given as required by law, se�l

<br /> Remedies Not Exclusi�e. Trustee and Lend�r, ar�d each of �hem, shai� be en�i�led �o enfo�ce paymen� and
<br /> pe�farmance o�any indebt��ness�r ohligations secured by this De�d of Trust and to exerc�se a�l rights and pov��rs
<br /> under this Deed of Trust, under the Credit Agreement, under any..of�he Related I7ocumen#s, o� under any ❑fiher
