<br /> belieWes the praspeG�of paymenfi�r performan�e o�the �ndebtedness is impa��ed.
<br /> Insecurity. Lender in good faith belie�es i�s�l�insecure.
<br /> Exist�ng Indebtedness, The paymenfi af any instal(m�n� a� principa! ar any in�erest vn the Existing lndebtedness is
<br /> nat mad� wE#hin the time �equired by the promissory note e�idencing such indeb�edness, o�a default occurs under

<br /> Trustee or Lender may exercise any one or mare of the fa�lowing rights and remedies:
<br /> A��eleration Upon Defauit:Addi��onal Reme�ies. If any E�enf a� Defau��occurs as p�r the terms of fihe Note
<br /> se�ured hersby, Lender may de�lare all Indehtedness secured by this Deed �f Trust to be due and payable and
<br /> �the sam�sha[I thereupon become du� and payable withau�any presentmen�, demand, prntest❑r notice af any
<br /> kind. Therea�ter, Lender may:
<br /> {a} Either in person or by agent, �rvi�h ar without bringing any acti�n ar praceeding, or !�y a re�ei�er
<br /> appointed hy a court and with�ut regard �o th� adequa�y of i�s security, enter upon and tak� passessian
<br /> �f the Property, t�r any part�hereo�, in its own name or in the name o�Trustee, and d� any acts which it
<br /> deems necessary❑r desira�f�to preserve the �alue, marketa�il3ty or rentability o�the Prope�ty, or part of
<br /> �he Property ar interes� in the Property; inc�ease the inGome fr�m the Property or protect�he secur�ty of
<br /> the Property;. and, with ar without �aking poss�ssian of the Prvperty, sue for ar v�kherwise cv�lect th�
<br /> rents, tssues and profits vf the Praperty, including thvse past due and unpaid, and appfy the sam�, less
<br /> cvsts and expenses of vperati�n and callection attorneys' fees, �o any indebtedness se�ured by this Deed
<br /> af Trust. all in such �rder as Lender may d�t�rmine. The entering upon and taking pQssession of the
<br /> Praper�y, �the callection vf such ren-�s, issues and profits, and fh� application thereofi shall not cure or
<br /> waive any defau�t or noti�e of default under this Deed of Trust ❑r invalidate any a��t d�ne in response to
<br /> such defau�t or pursuan��❑ such n�tice of defau[t; an�, n�tw�thstanding�h� c�ntinuance in possessian of
<br /> �he P�aperty or the �o�lec�ion, rece�pt and applica�tion of rents, issues or profits, Trustee �r Lender shall
<br /> be entitled to exercis� ev�ry right pro�ided for in the Note or the Related D�cuments�r by law upan�khe
<br /> accurrence of any e�ent af default, inciuding the right to exercise the pawer of sale;

<br /> �c} Deli�rer to Trustee a written declaratinn nfi de�aul�k and demand �Fflr sale and a written notice of defau�t
<br /> and ele�tion t� Gause Trustor's interest in the Property t� be so{d, which natice Trustee shall cause to be
<br /> duly fil�d�a�re�ord in th�appropriate offices af the County in whi�h�h� Prvperty is loca�ed; and
<br /> {d} Vllith �espect�o al� or any part of the Personal Prop�rty, Lender shall ha�e a!1 the rights and remedies
<br /> of a se�ured party under the Nebraska LJnifo�-m Commercial Code.
<br /> Foreclosure by Power vf 5ale. If Lender e�ects tn forec�ose by exercise of the Power of 5ale herein contained,
<br /> L�nder shall notify Trustee and shall depvsit wi�h Trustee this Deed of Trust and the Note and such receip�s
<br /> and evid�nce of�xpenditures made and secured by this Deed ❑f Trust as Trustee may r�quir�.
