Rev. Stat. § 76 -201): <br />Lot Two (2), Mil -Nic Second Subdivision in the City of Grand Island, Hall County, <br />Nebraska, EXCEPT that portion deeded to the City of Grand Island by Deed recorded <br />September 5, 2000 as Instrument #200007279; AND <br />Lot Three (3), Mil -Nic Addition in the City of Grand island, Hall County, Nebraska, <br />EXCEPT that portion included in Mil -Nic Second Subdivision. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />1. is lawfully seized of such real estate and that is free from encumbrances, EXCEPT <br />subject to easements, reservations, and restrictions of record; <br />2. has legal power and lawful authority to convey the same; <br />3. warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />
