Borrower shall not destray, damage nr impair the Proper�y, allow the Property to deteriorate or c�mmit waste on the Property. �]Vhether or n�t Borrower is residing�n the Property,Borrower shall maintain the Property in order ta prevent the Property from deteriorating or decreasing�n value due to its condition. Unless it is determined pursuant to Sectinn 5 that repair�r restorati�n is not economically feasible, Borr�wer shall promptly repa�r the Praperty if damaged to a�oid further deterioration or damage. �f insurance or c�ndemnation proceeds are paid in connection with damage to, or the taking of,the Property,Borrower shall be resp�nsible far repairing or restoring the Prop�rty only if Lender has released pr�ceeds for such purpases.Lender may disburse pra�eeds for the repairs and rest�ration in a single payment or in a series of progress payments as the vvork is completed. If the insurance or condemnati�n proceeds are nat suf�icient to repair or restare the Pr�perty, Borrower is nat relieved of Borrower's obligation for th�completion�f such repair or restorat�on. Lender or its agent may make reasona�le entries upon and�nspections af the Prop�rty. �f it has reasonable cause,Lender may inspect the interior�f the impravements on the Property. Protection of Lender's Interest in the Property and Rights Under th�s S�curity �nstrum�nt.
