Borrower shall pay a�l taxes, assessments, charges,fines, and impositions attributable to the Property which can attain priority o�er th i s S ecurity In strum er�t, 1 easehold�ayments or ground rents on the Property, if any, and Community AssoCiation Dues,F�es, and Assessments, if any. To the e�tent that these items are Escrovv Items, Borrawer shall pay them in the manner pro�ided . �n Section 3. Borrower shall promptly discharge any lien which has prior�ty over this Security Instrument unless Borro�ver: �a}agrees in wri�ing to the payment of the obligation secured by the �ien in a manner acceptable ta Lender,but only so long as Borrower is perf�rming such agreement; (b}contests the lien �n gaod faith by,or defends against enforcement of th� lien in, lega�proceedings�vhich in Lender's opininn operate ta prevent the enforcement of the�ien vvhile those proce�dings are pending,but only until such proceedings ar�concluded; ar(c}secures from the ho�der of the �ien an agreement satisfactory to Lender sub�rdinating the lien to this Security Instrument. If Lender determines that any part of the Prflperty is subje�t to a lien which can attain pr�ority over this Security Instrument,Lender may give Barrower a notice identifying the lien. �ithin 1 D days af the date an v�hich that notice is gi�en, Borr�wer shall satisfy the lien or take one or more of the actions set for�h abo�e in this Section 4. Lender may require B�rrow�r to pay a one-time charge for a real estate ta.x verificat�on andlor repor�ing service used by Lender in connection with th�s Laan. 5. Praperty Insurance. Borr�wer sha11 keep the impro�ements novv existing or hereafter erected on the Pr�perty insured against loss by f re,hazards�ncluded within the term "extended co�erage," and any other hazards includ�ng,but not limited to, earthquakes and floods,far which Lend�r requ�res insurance. This insurance shall be maintained in the amounts�including deductible �e�e�s�and far the periods that Lender requires. What Lender requires pursuant to the preceding sentences can change during the term af the Loan. The insurance �a�rier pr��iding the insurance shal�be chosen by Barrawer subject to Lender's right t�disapprave Borrower's chaice,which right shall not be exercised unreasonahly. Lender may require Borrovver to pay, in connection vvith th�s Laan, either: �a]a ane- time charge for flood zone determination, certificat�on and tracking services; or�b}a one-t�me charge for fln�d zane determination and certification ser�ices and subsequent charg�s each tim�remappings or s�mi�ar changes occur which reasonably might af�ect su�h det�rminatian or certification. Borr�wer shall also be responsible far the payment af any fees imposed by the Federa�Emergency Management Agency in cannection with the re�iew of any flood zone determination resulting from ar�.objection by Borrawer. If Borrower fails to maintain any af the coverages described a�ove,Lender may obtain insurance co�erage, at Lender's option and Borrower's expense. Lender is under no obligation to pur�hase any particular type or amount of ca�erage. Therefare, such coverage shall cover Lender,hu�might or might not protect Borrower,Borrower's equity in the Proper�y, or the contents of the Property, against any risk,hazard flr Iiability and might pr��ide greater or lesser co�erage than was pre�iausly in effect. Borrower acknaw�edges that the cost of the insuran�e co�erage so ol�tained might significantly e�ceed the c�st of insurance that Borrower could ha�e�bta�ned. Any amounts disbursed by Lender under th�s Section 5 shall becnme additiona�debt of B�rrower secured by this Security Instrument.
