2� 1 ��3�21 <br /> Enviranmental Law, �b}which creates an Environmentai�ondition, or(c�which, due to the presence, <br /> use, or release af a Ha.zardous Substance, creat�s a cond�tion that adverseiy afFec�s the value of the <br /> Property. The preceding�vvo sentences shall nat apply�o the presence, use,or storage on the Property <br /> of sma�l,quan��ties of Hazardous Substances that ar�genera�ly recagnized to be appr�priate ta normal <br /> res�dential uses and to ma�ntenance af the Prnperty�includ�ng,but not limited to, hazardous substa.nces <br /> in consumer products}. <br /> Borrower shal�promptly give Lender written notice of�a}any investigation, cla�m, demand, �awsuit <br /> or other acti�n by any governmental or regulatory agency or pri�ate party invo��ing the Property and <br /> any Hazardous Suhstance or Environmental Law�f which Borrower has actual knowledge, �h}any <br /> En�ir�nm�ntal�ondition, including hut not limited to, any spi�ling, leaking,discharg�,release or <br /> threat of rel�ase of any Hazardous Substance, and(c}any condit�on caused by the presence,use�r <br /> release of a Hazardous Substance which adversely afFects the�alue of the Property. If Borr�wer learns, <br /> or is n�tified by any go�ernmental or regulatory authority,�r any private party,that any removal or <br /> other remediation of any Hazardous Substance af�ecting the Property is necessary, Barrnwer sha11 <br /> promptly take a11 necessary remedial actions in accordance with En�ironmental Law.Nothing herein <br /> shall create any obligation on Lender for an En�ironmental ��eanup. <br /> N�n-Uniform Co��nants. Borrovver and Lender further c��enant and agree as fol�aws: <br /> ��. Acc�leration; Remed ies. Lender shall gi�ve n�tice to Borrower prior to acceleration <br /> foll�wing Borrawer's breach of any co�enant or agreement in this Security Instrument(�ut <br /> not prior to accelerat��n under Section 18 unlQss Applicable Law prvvides otherw�se}.
