<br /> THIS MODIFICATION OF DEED OF TRUST dated April 18, 2014, is made and executed
<br /> between South Central Industrial Properties X, LP, whose address is P. 0. Box 7008, Waco, TX
<br /> 76714-7008 ("Trustor") and American Bank N.A., whose address is AMERICAN BANK - WEST
<br /> (PLAZA). P.O. Box 154068, Waco, TX 76715-4068 ("Lender").
<br /> DEED OF TRUST. Lender and Trustor have entered into a Deed of Trust dated May 22, 2006 (the "Deed of Trust")
<br /> which has been recorded in Hall County, State of Nebraska, as follows:
<br /> Deed of Trust recorded on May 24, 2006 as Instrument No. 0200604631; Modification of Deed of Trust dated
<br /> August 18, 2010, recorded on October 4, 2010 as Instrument No. 0201007239; Modification of Deed of Trust
<br /> dated August 18,2011,recorded on September 19,2011 as Instrument No.0201106901.
<br /> REAL PROPERTY DESCRIPTION. The Deed of Trust covers the following described real property located in Hall County,
<br /> State of Nebraska:
<br /> Lot One (1),Two (2) and Three (3), Farrell Subdivision, Hall County, Nebraska
<br /> The Real Property or its address is commonly known as 3708-3720 Arch Avenue, Grand Island, NE 68803.
<br /> MODIFICATION. Lender and Trustor hereby modify the Deed of Trust as follows:
<br /> Payments on the Note are modified to call for sixty(60)monthly payments of$3,599.56,at a fixed interest rate of
<br /> 4.25%, beginning on May 18, 2016;thereafter, beginning on May 18, 2021,monthly payments of$3,599.56,at
<br /> a variable rate of interest based on Wall Street Journal Prime Rate plus 1.00% adjusted annually, as provided in
<br /> the Note dated April 18,2016.
<br /> CONTINUING VALIDITY. Except as expressly modified above, the terms of the original Deed of Trust shall remain
<br /> unchanged and in full force and effect. Consent by Lender to this Modification does not waive Lender's right to require
<br /> strict performance of the Deed of Trust as changed above nor obligate Lender to make any future modifications.
<br /> Nothing in this Modification shall constitute a satisfaction of the pepaissory note or other credit agreement secured by
<br /> the Deed of Trust (the "Note"). It is the intention of Lender to rwain as liable all parties to the erd at Trust and all
<br /> parties, makers and endorsers to the Note, including accommod ion parties, unless a party'is expressly released by
<br /> Lender in writing. Any maker or endorser, including accommod ion makers, shall not be releeaedagy;;virtue of this
<br /> Modification. If any person who signed the original Deed of Tr t does` rot:sign this Modification; tKen all persons
<br /> signing below acknowledge that this Modification is given conditi$iatly, based on the representetiOr to Lender that the
<br /> non-signing person consents to the changes and provisions of thisiti8}MAt$ttani or dtl4erwise•will not be released by it.
<br /> This waiver applies not only to any initial extension or modification,but also to all such subsequent actions.
<br /> TRUSTOR ACKNOWLEDGES HAVING READ ALL THE PROVISIONS OF THIS MODIFICATION OF DEED OF TRUST AND
<br /> TRUSTOR AGREES TO ITS TERMS. THIS MODIFICATION OF DEED OF TRUST IS DATED APRIL 18, 2016.
