<br /> Nuisance, Waste. T�-ustor shall not cause, cvnduct or perm'rt any nuisance nor comm�t, perm�t, ar sui�er any
<br /> stripping ❑f or vvaste an ar t❑ the P�aperty ❑r-any pnr�ian ❑f the Property. 1Ni�hout �imi#ing the gener�lity o�the
<br /> f�regoing, Tru�tar will na�remc�ve, ❑r grant t❑any v�her party�he right to remv�e, any��mber, minerals�including
<br /> oil and gas�,caa�,clay,scar�a,soil,gravel ar rock prvducts withvu�Lender's privr written consent.
<br /> Remaval of�rnprovements. Trustvr shall nfl�demolish ar remove any lmprovements from the Rea�Praperty wi�hout
<br /> Lender's pr�or written cansenfi. As a candition to the rema�al af any lmpra�emen�s, Lender may require TrustQr t❑
<br /> make arrangements satis�a�tory ta Lender �o replace such �mpro�ements with lmprvvemen�s of a� least equal
<br /> �af ue.
<br /> Lender's Right tv Enter. Lender and Lender's agents and representati�es may enter upan the Real Prap�rty at all
<br /> reasonable times �❑ a�tend ta Lender's interests and ta inspect the Rea� Praperky ��r purpvses o� Trustvr's
<br /> �omplianc�with �he terms and c�ndi�ions of this Deed of Trus�.
<br /> Gompl"rance with Gv�ernmental Requirements. Trustvr shall prompfly c�mply with a�l laws, ordinances, and
<br /> regula�ions, now ar h�rea�ter in e�rect, �f all gvvernmen�al au�hori�ies applicable �o �he use or occupanGy af�he
<br /> Property, including wi�hout limitation, the Ameri�an�VIli�h Disabilities Act. Trus�or may cantes� in good faith any
<br /> such �aw, ordinance, or regulativn and withhafd cvmpliance during any prviceeding, including appropriate appea�s,
<br /> so Ivng as Trustor has notified Lender in writing priar to dving sQ and sa long as, in Lender's so�e opinivn, Len�er's
<br /> interests in the Property are not je�pardized. Lender may require Trust�r tv pvs� adequate secur��Iy or a sure�y

<br /> Du�y #o Prate��. Trus�ar agrees neither to abandan ❑r iea�e unattended the Praperty. Trustar shall dv al� other
<br /> acts, in addition to fihose acts set farth ab��e in�his sectian,which from�he character and use of the Property are
<br /> reasanab�y necessary ta pratect and preser�e fh�Property.

<br /> IRight to Cvnt�st. Trustar may withhold paymen�of any tax, assessment, vt��laim in canne�tion wi�h a govd�ai�h
<br /> dispute aver the obliga�ion to pay, so Ivng as Lender's interes�in the Property is not jeopardi�ed. !�a lien ar�ses ar
<br /> �s �iled as a resul�v� nonpayment, Trustvr shall within ff�een �'�5} days a�ker the lien arises or, i# a li�n is fi�ed,
<br /> wi�hin fifteen �'!5� days a�ter Trus�or has no�ice c�f the f ling, secure the discharge af the lien, or i� �-equested by

<br /> Evidence of Payment. Trustvr shall upnn demand furnish tv Lender sa�isfact�ry e�idenGe❑f paymen�o�the�axes
<br /> vr assessments and shall authvrize�he appropria�e gvvernmental ❑f�iciaf�v deliver�a Lender at any��me a wri�en
<br /> statemen�vf the taxes and assessments against the Praperky.
<br /> N�tice of Canst�uction, T�-ustvr shall nvtify Lender at least frf�een �'�5} days befare any wvrk is cammenced, any
<br /> se�v�ces are�u�'nished, ar any materia�s are supp�ied ta �he Properiy, if any mechanic's lien, ma�erialm�n's lien, or
<br /> o�her lien c�uld be asserted on account v��he work, services, ar materials. Trustor will upan reques�vf Lender
<br /> furnish ta Lender ad�ance assurances satisfactary ta Lender that Trustor can and wilf pay the cvst of such

<br /> Ma'rnt�nance of lnsuran�e. Trustor shall procure and �-nain�a�n pnlicies vf fire �nsurance with standard ex�en�ed
<br /> co�erage endarsements❑n a replacement basis for the full insurable �alue co�ering a�l lmprv�emen�s an the Rea�
<br /> Prvp�rty in an amoun�suffic�ent ta avoid app�icativn p� any cainsu�-ance c�ause, and wi�h a s�andard mortgagee
<br /> cfause in fa�or of Lender. Trustor shall a�s�p�-acure and rnain�ain cvmprehens�ve general I�ability insurance in such
<br /> co�erage amvunts as Lender may request with Trustee and Lender being named as additivnat insureds in such
<br /> ��abili�ky insurance policies. Additi�nal�y, Trustar shall maintain such flther insurance, including but not limited to
<br /> hazard, business interruptian, and bviler insurance, as Le�der may reasvna�ly requir�. Pvlicies shall be w�-i�ten in
