Parrella Motors, Inc., a Corporation organized and existing under the laws of
<br />Nebraska, Grantor, in consideration of the sum of Ten Dollars ($10.00) and other
<br />good and valuable consideration, received from Grantee, 5500 L Street Properties
<br />Co., a Nebraska General Partnership, conveys to Grantee, the following described real
<br />estate (as defined in Neb. Rev. Stat. Sec. 76 -201):
<br />Lots Five (5) and Six (6), Fonner Second Subdivision, in the City of
<br />Grand Island, Hall County, Nebraska, excepting deeds conveying tracts
<br />recorded as Documents No. 76- 000687, 76- 001804, 76- 001357 and
<br />76- 001882.
<br />Grantor covenants with the Grantee that Grantor:
<br />is lawfully seized of such real estate and that it is free from encumbrances
<br />except easements, covenants, and restrictions of record;
<br />2. has legal power and lawful authority to convey the same; and
<br />3. warrants and will defend the title to the real estate against the lawful claims
<br />of all persons.
