<br /> Creditor ar Far�eiture Prviceedings. �ommencement ❑� fvreclosure or farfeiture proceedings, whether by �udiciaf
<br /> proceeding, self-help, repossessivn or any other meth�d, �y any c��ditor vf Trustor or by any go�ernmental agen�y
<br /> against any property secu�ing the [nd�btedness. This includes a garnishment of any af Trustor's ac�Qunts,

<br /> Sr�ach o�D�#her Agre�ment. Any breach hy Trustor �nder the terms v�f any athe� agreement be�ween Trustor and
<br /> L�nder that is not remedied within any grace perivd pro�ided therein, including withou� lim�tation any agreemen#
<br /> concerning any ind�btedness ar❑ther ob[€gation�fi Trustar to Lender, whether existing now or�ater.
<br /> E�ents Aff�c�ing Guarantor. Any of �he preceding e�ents vccurs wi�h respect to any Guaran�vr of any of the
<br /> fndeb�edness ❑r any Guarantor dies or becomes incompe�ent, or re�okes vr disputes the �alidity of, or �iability
<br /> under, any Guaranty of the Indeh�edness.
<br /> Ad�erse Ghange. A material ad�erse change ac�urs in Trustor's financial cflndition, or Lsnder beiie�es the
<br /> prospe�t o�payment vr performan�e af the [ndebtedness is impaire�.
<br /> Insecuri#y. Lend�r in good �aith belie�es itself insecure.
<br /> Right#a Cure. lf any defau�t, ather than a default in paymen�, is curable and if Trustvr has not been gi�en a noti�e
<br /> of a breach af the same pra�ision of this Deed ofi Trus�wi�hin the preceding tw�f�e t�2� months, it may be cured if
<br /> Trustvr, a�ter Lender sends w��tten notice tv Trustor demanding cure of such defau�t: {1� cures the defau�t within
<br /> twenty ���� days; or ��y �� the cure requires mor� than '�wenty �2�} days, immediately init�a�es steps which
<br /> L�nder deems in Lender's sole discretion to be su��icient t❑ �ure the defauft and the�eafter cont�nues and
<br /> completes ai1 reasanable and n�cessary steps sufficient to produce complian�e as sovn as reas�nably practical.
<br /> RIGHTS AN❑ REMEDIES �N DEFAULT. If an E�en�of IJefault ��curs under this ❑eed of Trust, at any fiime th�reaf�er,
<br /> Trustee or Lender may ex�rcise any one or more of the tallowing rights and remedies:

<br /> and eisction to cause Trustor's interest in the Prvperty tv be sold, which notiGe Trus�ee shall cause ta be
<br /> duly�iled for r�cvrd in the appropriate a��ic�s of the County in which the Property is located; and
<br /> 4dy With respect to all or any part❑f th� Persanal P�operty, Lend�r shall ha�e a!! the rights and remedies
<br /> of a s��ured party und�r the Nebraska LJniform Commercial Code.
<br /> Fareclosur�hy Power of Sa[e. �f Lender eiects�v foreclose by exerc�se vf the P�wer vfi 5ale herein�ontained,
<br /> Lender shall noti�y Trustee and shall deposit with Trustee this Deed v�Trus� and the Note and such rece�pts
<br /> and e�idence af exp�nditures made and se�ured by this ❑��d of Trust as Trus�ee may require.
<br /> 4ay Upon receipt o#such notic��rom Lender, Trustee shall cause�o be re�vrded, published and deli�ered
<br /> tv Trustor such Notice of Default and Notice af Sa�e as then requir�� by law and by �his Deed of Trust,
<br /> Trustee shall, without demand on Trustor, after such time as may #hen h� r�quir�d by law and af�er
<br /> recordation of such Notic� o� Default and after Notice of Sale ha�ing been gi�en as required by law, se��
<br /> the P�oper�y at the time and place of sale �Fixed by it in such N�tice af Sa�e, either as a whole, or in
<br /> separate Io�s or parcels or items as Trustee shall deem expedient, and in such order as it may determine,
<br /> at puhliG aucfiian to the highes� bidder for cash in law�ul money o�the United States payabl� a�the t�me
<br /> ofi sa1e. Trustee shall de�i�er to such purchaser or purchasers �hereof its gaod and su��icient deed o�
<br /> deeds con�eying the property so sold, bu� with�ut any co�enant ar warranty, express or implied. The
<br /> rec�tals in such deed of any matte�s or fac�s sha�� be canclusi�e proof of the t�uthfulness thereof. Any
<br /> persvn, incfuding without�imi�ativn Trustor, Trustee, or Lender, may pur�hase at such sa�e.

<br /> Trust, including cvs�s of��idsn�e of tit�e in connection with sal�,Trustee shalf app�y the pro��eds ofi sale
<br /> to payment ofi 4iy all sums expended under the�erms o�this Deed o�Trust or under the�erms af the Nv�e
<br /> no� then repa�d, including but not limited to a��rued interest and lat� charges, �i�} all ather sums then

<br /> Remedies Not Ex�lusi��. Trustee and Lender, and each of them, shal[ be en�itled to enforce paymen� and
<br /> performance o�any indebtedness or abliga�ions secured by this Deed of Trust and to exercise all rights and powers
<br /> under this Deed of Trust, under the Note, und�r any vf the Related Dacuments, or under any o�her agreemen� �r
