<br /> DUE �N SALE-CDNSEIVT BY LEI�DER. Lender may, at Lender's aption, declare immediately due and payable all sums
<br /> secured by this Deed ❑f Trus� upon th� sa[� or transfer, without Lender's prior written consent, ��al� �r any part of the
<br /> Real Property, or any in-terest in the Real Property. A "saCe �r transfer" means the con�eyance of Real Praperty vr any
<br /> r�ght, tit[e or in�eres� in the Real Prvperty; whether legal, beneficia[ ar equitabie; whether v�luntary �r in�oluntary;
<br /> whether by outright sale, deed, ins�allment sale con-�ract, [and c�ntract, c�ntra�t for deed, leasehold interest with a

<br /> shall maintain�he Proper�y free o�r all liens ha�ing priori�y over or equal t�the interest of Lender under this ❑e�d o�
<br /> Trust, exc�pt fvr the lien of taxes and assessments not due and except as otherwise pr��id�d in this Deed of
<br /> Trus�.
<br /> PRflPERTY DAMI��E [NSURANCE. The fallawing proWisions re�a�ing to insuring the Property are a part vf th�s Deed �f
<br /> Trust.
<br /> llllain�enance of Insuran�e. Trustor sha[[ procur� and main�ain pofici�s of fire insurance with standard ex�ended
<br /> co�era�e endorsements on a fair �alue basis f�r the fu[f insurable �alue co�ering all [mpro�ements �n the Rea[
<br /> Proper-ty in an amoun� suffici�nt to aW�id applic�tion of any cainsurance clause, and with a standard mvr�gagee
<br /> clause in �avar of Lender. Trustor shall a[so procure and maintain comprehensi�e general fiability�nsurance in su�h
<br /> coWerage amounts as L�nd�r may reques� with Trustee and L�nder being named as additianal insureds in such
<br /> liabili�y insurance pa�icies. Addi�ionally, Trustor shall mainfiain such a�her insurance, inc�uding but not limited t�
<br /> hazard, business in�errupti�n, and boiler insuranc�, as Lender may reas�nabiy require. Po�icies sha[f �e wri�fien in
<br /> form, amvunts, co�erages and basis reasanabfy accep�able t� Lender and issued by a company �r companies
<br /> reas�nably acceptable to Lendero Trustor, upon request �� Lender, will deliver tv Lender from time �o time th�
<br /> policies or certificates o�insurance in f�rm satisfactary to Lender, inc[ud�ng stipulafiions that co�erages wi[[ not be
<br /> cancelled or diminished w��haut at [east ten �'10} days prior written notice �o Lender. Each insurance p�licy also
<br /> sha[� inc[ude an endorsement pro�id'rng that co�erage in fia�or of Lender vvi�l nat be impaired in any way by any act,
<br /> omissian �r defaul� of Trustor or any other person. 5h�u[d the Reaf Property be I�cated in an area designated by
<br /> the Administra�or of the Federa[ Emergen�y Managemen�Agency as a special flood hazard area, Trustor agrees �o
<br /> obta�n and maintain Federa[ Flood �nsurance, if a�ailable, for the fuff unpa�d principa[ ba{ance of the �oan and any
<br /> prior liens �n the property securing the loan, up to the maximum po�icy limits set under the National Flovd
<br /> Insurance Program, ❑r as otherwise requir�d by Lender, and ta maintain such insurance for the term�f the loan.
<br /> LENDER'S E�CPENDtTURES. I# any action ar pr�ceedi�g �s cvmmen�ed that would materially a��ect Lender's interest in
<br /> the Property vr if Trustor fai�s t� comp[y with any pro�isivn of�his Deed �f Trust or any Related D�cuments, including
<br /> hut not [�mited t� Trustor's failure to discharge or pay wh�n due any am�un�s Trust�r is required to discharge �r pay
<br /> under�this Deed at Trus�or any Re[ated Documents, Lender on Trust�r's behaf�may �but shall no�t be �E�[igated �a} �ake
<br /> any action �hat Lender deems appr�pr�ate on the Property and payEng all cvsts for �nsuring, ma�n�aining and preserving
<br /> the Proper-ty. A[[ such expenditures incurred or pafa� by Lender f�r such purposes will then hear interest a� �he �-ate

<br /> Defau�t❑n D�her Payments. Faifure vf Trustor within the�ime required by this Deed of Trust to make any payment
