<br /> 2�1. Ha�ardousSubstances.As used in this Section 2�: �a} "Haza�dou.s S`u�.sta�ce.s"are those substances
<br /> defined as toxic or hazardous substances,pollutants,or wastes by Environmental Law and the follovving
<br /> substa.nces: gaso�rne,kerosene,other flammabie or toxic petroleum products,�oxic pesticides and herbicides,
<br /> �a�atile solvents, ma�erials containing asbestos or f�rmaldehyde, and radiaactive materials; �b}
<br /> "��viro�rne�tal Law"means federallaws and lav�s of�he�urisdiction vvhere the Property is located that
<br /> relate�o health, safety or environmenta�protection; (c} "Er�viror�nae�tal Clea�u�"includes any response
<br /> actian, remedial action, or remova�action, as defined in En�ironmen�al Law; and(d}an "E�vironrner��al
<br /> Cor�ditior�"means a condi�ion that can cause, contribute ta, or otherwise tr�gger an Environmental Cleanup.
<br /> Borro�ver shall not cause or permit the presence,use, disposal, storage,or release of any Hazardous
<br /> Substances,or threaten to release any Ha�ardous Substa.nces,on or in the Pr�perty. Borrower shall not do,
<br /> nor ailow anyone else to do, anything affecting the Property(a}that is in violation of any Environmenta�
<br /> Law, (b}which creates an�nvironmenta.l Condition,or�c}wh�ch, due to the presence,use,or release of a
<br /> Hazardous 5ubstance,creates a condition that ad�ersel�affects the value of the Property, The preceding t�vo
<br /> sentences sha11 not apply ta the presence,use,ar storage on�he Property af sma11 quantities of Hazardous
<br /> Substance�that are generally rec�gniz�d to be appropriate to normal residential uses and�a maintenance of
<br /> the Propert�(rnc�ud�ng, but��t��r��t�d�o,ha�ardous substances�n cansumer��vducts}.
<br /> Borrower shall promp��y give Lender written notice of�a}any�nvestiga�ion,claim,dernand, lavvsui�or other
<br /> action by any gavernmental or regulatory agency or pr�vate�arty in�ol�ing the Property and any Hazardous
<br /> Substance or Environmental Law of which Borrov�rer has actual knowledge, (b}any En�iranmental
<br /> Condition, including but not limited to,any spilling, 1�aking,discharge,release or threat of release of any
<br /> Hazardou�Substanc�, and�c)an�condition caused by the presence,use or release af a Hazar�ious Substance
<br /> �vhich ad�ersely affec�s the value of the Praperty. If B�rro��r Iearns,or is notified by any governmental or
<br /> regulatory authority,or any pri�ate party,that any removal or other remediation of any Hazardaus Substance
<br /> affecting the Property is necessary, Borrawer shall promptly�ke all neces�ary r�med�al actions in
<br /> accordance with En�ironmen�al Law,Nothing berein shall create any ob�igat�on on Lender for an
<br /> En�ironmental Cleanup.
<br /> Non-Uniform�fl�enants.Borr�wer and Lender covenant and agree as follows:
<br /> 2�. ►4cce�eration;Remedies.Lender sha�l gi�e natiCe tv Borrower pr��r t� aCceleration following
<br /> Borrower's breach of any covenan��r agreement in this Security Ins#rument�but not prior to
<br /> acceleration under�ection 18 unless Applicable Law pr�vides atherwise},The notice shall.specify: �a}
<br /> the defaul�; �b}the action required to cure the default; �c}a date,not l�ss t�an 3U days from the date
<br /> #he n�tiCe is gi�en to Borrower,by which the default must be cured;and�d3 that failure t��ure the
<br /> default on or before the date specif ed in the notice ma�resu�t in acceleration of the sums secured by
<br /> this Security InStrument and sa�e�f the Property,The notice shall further inform Barrower of the
<br /> right to reinstate after acceleration and the right t�bring a court acti�n to asser�the non-existence of a
<br /> default or any o�her defense af Barrower to acceleration and sale.If the defau�t is n�t cureci on or
<br /> bef�re the date speCified in the nvti�e,Lender at its optian ma�re�uire immediate p�yment in fu11 of
<br /> all sums secured by this Security Instrument without further demand and may invoke the power af sale
<br /> and any other remedies permitted by ApPlicable L�w.Lender shall be entitled to collect all expenses
<br /> incurred in pursu�ng the remedies provided in this Sec�ion 22,in�luding,but n�t limited ta, reasonable
