<br />Robert W. Koepp, Successor Trustee under the Lois I. Koepp Revocable Trust dated

<br />An undivided one -half ('/z) interest in and to the Northeast Quarter of the

<br />EXCEPT a tract of land comprising a part of the Northeast Quarter of the

<br />particularly described as follows: Beginning at the Southwest corner of said

<br />County, Nebraska, EXCEPT the Union Pacific Railroad Company's Right -of-
<br />way over and across said NW'ANW /4, and EXCEPT that tract of land lying
<br />north of the Union Pacific Railroad in the NW' /4NW'% and containing .298
<br />acres, according to survey, and deeded to the State of Nebraska by Warranty
<br />Deed recorded in Book 71, Page 148 of Hall County records; and also the
