200003124 <br />A tract of land comprising a part of Lot Three (3), Mainland, together with the <br />accreation land thereto, situated in part of the West Half of the Northeast Quarter <br />(W' /NE %) of Section Twenty -Seven (27), Township Eleven (11) North, Range <br />Nine (9) West of the 6"' P.M., in Hal,' County, Nebraska, more particularly <br />described as follows Beginning at the Northwest corner of said Northeast <br />Quarter (NE %.); thence easterly along the North line of said Northeast Quarter <br />(NE'/.), a distance of one thousand thirty -three and seventy -eight hundredths <br />(1,033.78) feet; thence southerly parallel to the East line of said West Half of the <br />Northeast Quarter (W� /2NE %), a distance of three hundred twenty -one and <br />twenty -five hundredths (321.25) feet; thence easterly parallel to the North line of <br />said Northeast Quarter (NE%), a distance of two hundred eighty -five (285.0) feet <br />to a point on the Past line of said West Half of the Northeast Quarter (W' /2NE %), <br />also being a point on the centerline of the North Channel of the Platte River; <br />thence deflecting right 118° 16' 40" and running southwesterly along said <br />centerline, a distance of one hundred sixteen and thirty n hundredths (116.13) <br />feet; thence deflecting right 410 03'40" and runnings uthwesterly along said <br />centerline, a distance of two hundred fifty -one and eighty -four hundredths <br />(251.84) feet; thence deflecting right 210 10'20" and running westerly along said <br />centerline, a distance of one hundred sixty -six and twenty -four hundredths <br />(166.24) feet; thence deflecting left 19° 35'50" and running southwesterly along <br />said centerline, a distance of seventy -two and eighty -five hundredths (72.85) <br />feet; thence deflecting left 300 16'20" and running southwesterly along said <br />centerline, a distance of eight hundred ninety -nine and seventy -nine hundredths <br />(899.79) feet; thence deflecting right 120 26'40" and running southwesterly along <br />said centerline, a distance of two hundred forty -six (246.0) feet, to a point on the <br />West line of said Northeast Quarter (NE %); thence northerly along said West line <br />of the Northeast Quarter (NE %.), a distance of one thousand three hundred sixty - <br />five and sixteen hundredths (1,365.16) feet to the place of beginning and <br />containing 21.454 acres, more or less; EXCEPT that portion thereof deeded to <br />the City of Grand Island,. Nebraska, as described in the Warranty Deed dated <br />October 2, 1979, recorded in Book 176 of Deeds at Page 300 in the office of the <br />Register of Deeds of Hall County, Nebraska, and further subject to all easements <br />and reservations of record. <br />Exhibit "A" <br />
