<br />follows: Commencing at the North East corner of the Northwest
<br />Quarter of the Northwest Quarter and running South parallel with
<br />the West line of said Section 16, for a distance of Eighty (80) rods,
<br />thence East parallel with the North line of Section 16, for a distance
<br />of Thirty -two (32) rods, thence North and parallel with the West line
<br />of Section 16, Eighty (80) rods, thence West along the North line of
<br />Section 16, for (32) Thirty -Two rods to the place of beginning
<br />EXCEPTING therefrom a tract of land deeded to County of Hall,
<br />State of Nebraska more particularly described in Quitclaim Deed

<br />GRANTOR covenants (jointly and severally, if more than one), with the

<br />(1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims
<br />of all persons.
