Fogland and Christine A. Fogland, husband <br />and wife, herein called the grantor whether one or more, in consideration of One Dollar and other <br />valuable consideration received from grantee, do hereby grant, bargain, sell, convey and confirm unto <br />Nancy J. Wren, herein called the grantee whether one or more, the following described real property in <br />Hall County, NE <br />All of Lots Five (5), Six (6), Seven (7), and Eight (8), in Block Two (2), in Kernohan and Decker's <br />Addition to the City of Grand Island, as said lots and block are laid down and described on the <br />official plat of said addition. A piece or parcel of land situated in the Northwest Quarter of the <br />Southwest Quarter of Section Sixteen (16), Township Eleven (11) North, Range Nine (9) West of the <br />6th Principal Meridian, at Grand Island, Hall County, Nebraska, lying southeasterly a line that is <br />parallel with and two hundred (200) feet distant northwesterly, measured at right angles from the <br />center line of the original main track of the Union Pacific Railroad Company (said original main <br />track is the center track of the three main tracks of said railroad company as now maintained and <br />operated) and lying southwesterly of the southwesterly line of Monroe Street in the City of Grand <br />Island, as laid out and established, being all that part of Block Nineteen (19) of Bonnie Brae <br />Addition of said City of Grand Island, which was erroneously located, surveyed, staked out and <br />platted on said Railroad Company's four hundred (400) feet granted right -of -way. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantee and to grantee's heirs and assigns forever. <br />And the grantor does hereby covenant with the grantee and with grantee's heirs and assigns that grantor is <br />lawfully seized of said premises; that they are free from encumbrance except covenants, easements and <br />restrictions of record; all regular taxes and special assessments, except those levied or assessed <br />subsequent to date hereof; that grantor has good right and lawful authority to convey the same; and that <br />grantor warrants and will defend the title to said premises against the lawful claims of all persons <br />whomsoever. <br />File No. 1601228 <br />
