<br /> FURTHER A55URANCES; ATTQRNEY-�N-FACT. The following pro�isions r�lating to �urther assurances and

<br /> ❑th�r dacuments as may, in the sale opinion of Lender, be necessary or desirab{e in o�der to effec�uate, compfete,
<br /> perfecfi, �antinue, o� preser�e {�� Trus�vr's ❑bliga�ions under the N�te, this Deed o� Trust, and the R�lated
<br /> Doc�ments, and ��� the liens and security in�erests crea�ed by this Deed vf Trust as �irst and priar liens on the
<br /> Property, whether naw owned a� hereafter acquired b� Trustor. Unless prohibited hy law vr Lender agrees to the
<br /> contrary in writing, Trustor sha(i reimburse Lender for all Ca5�5 and expenses �ncurred in connection with the

<br /> Attorney-in-Fact. if Trustor fails to do any of the things re�er�ed �o in the preceding paragraph, Lender may da so
<br /> #or and �n the name af Trus�vr and a�Trustor's expense. F�r such purposes, T�ust�r hereby irre�o�ably appoints
<br /> Lend�r as Trustor's attorney-in-fac�for�he purpose of making, executing, d�fi�ering, fi�ing, recording, and d�ing al�
<br /> other things as may be necessary or desirable, in Lender`s svle opinion, to accomp[�sh the matters referr�d to in
<br /> the preceding paragraph.
<br /> FULL PERF�RtVtANCE. If Trust�r pays a[[ the Indebtedness, including without limitation all future ad�ances, when due,
<br /> and atherwise perfiorms all �h� obligati�ns imposed upon Trustar under th�s Deed o� Trust, Lender shall �xecute and
<br /> deli�er to Trustee a reques� for full recon�eyan�e and shall �xecute and de�i�e� to Trustor sui�able statemen�s of
<br /> terminatian of any �inancing statemen� on file evidencing Lender's security infierest in the Rents and the Persona�
<br /> Proper�y. Any recanveyance fee required by law shall be paid by Trust�r, if p�rmitted by app�icable law.
<br /> EVENTS UF DEFAULT. Each o�the following, at Lender`s vption, shall cans�i�ute an E�ent o� De�auft under this Deed
<br /> o�Trust:
<br /> Payment Default. Trus�or fails�o make any paym�nt when due under the Inde�tedness.
<br /> Dthe� Defau[ts. Trustor fails �o comply wi�h �r to perform any ather term, obligation, co�enant or cond�tion
<br /> cantained in this Deed o� Trus� or in any vf the Related Documents �r t� campiy with o� to perform any term,
<br /> obligation, co�enant�r condition contained in any o�her agreemen�h��ween Lender and Trustor.
<br /> Compliance ❑e�auit. Failure to comp�y with any ather term, obligation, co�enan� or �onditian conta�ned in this
<br /> Deed o�Trust, the No�e or in any of�he R�[ated Docum�nts.
<br /> Defa�[t on�#h�r Payments. Failure of Trustor within the�ime r��uired by�h�s Deed of Trust to make any payment
<br /> far taxes or insurance, or any o�her payment necessary�o pre�ent�i�ing o�or ta e��ect discharge vf any lien.
<br /> Defau�t in Fa�o� of Third Parties. Should Grantor defaul� under any loan, extension o� credit, securi�y agr�ement,
<br /> purchase or sales agreement, or any o�her agre�m�n�, in fa�ar of any other cred�tor or p�rson that may mater�aily
<br /> affec� any �f Grant�r's property or Gran�or's abili�y to repay the Ind�btedness ar Grantor's ability �o per�Form
<br /> Grantar's obligat�ons under this De�d ofi Trus�or any of the Related Documents.
<br /> False Statements. Any warranty, representation or s�a�ement made or #urnished �o �ender by Trus�or or on
<br /> Trus�or's hehalf under�his Desd of Trus�or the Rela�ed DvCuments is false ❑r mis��ad'€ng in any material respect,
<br /> eithe�now or at fihe time mad� or furnished or bec�mes false or misfeading at any t�me therea�ter.
